The Maintenance Technician will play a crucial role in supporting maintenance personnel with routine and preventive maintenance tasks, including handling work orders, quick turnarounds, and the maintenance of communal areas and grounds. Hourly Compensation: $23.56-$32.00 per hour based on experience

KEY RESPONSIBILITIES
- Conduct routine maintenance throughout the property, including repairs to structural elements, windows, doors, and walls.
- Fix broken or leaking plumbing to prevent water damage and restore functionality to water fixtures.
- Address electrical issues by repairing damaged wiring and ensuring safety standards are met.
- Maintain HVAC systems to ensure effective climate control within the facility.
- Identify and mitigate potential safety hazards to prevent injuries.
- Inspect buildings, equipment, and appliances for operational efficiency, addressing faults and arranging for replacements as necessary.
- Build and maintain positive relationships with contractors, vendors, and site personnel to secure the best deals on repairs and supplies.
- Diagnose appliance issues and facilitate prompt repairs, addressing minor problems such as light fixtures, clogged toilets, and leaks.
- Prepare and clean vacated spaces to ensure they are ready for new occupants.
- Implement preventative measures to minimize the risk of future maintenance issues.
EDUCATION & EXPERIENCE REQUIREMENTS
- High school diploma or equivalent.
- Previous experience as an apartment maintenance technician or in a related field.
- HVAC, CMRP, or similar certification is a plus.
- Ability to stand for extended periods and lift up to 70 pounds without assistance.
- Strong attention to detail and dexterity.
- Excellent interpersonal and organizational skills.
SKILLS & COMPETENCIES
- Minimum of 3 years of maintenance experience.
- In-depth knowledge of appliance repairs, electrical systems, plumbing, HVAC, carpentry, painting, and drywall work.
- Capability to perform general repairs across various building systems as required.
- Meticulous attention to detail to ensure all tasks are completed to a high standard and potential hazards are identified.
- Strong organizational skills.
