Building/Operations Engineer

This is an exciting opportunity to join a leading global real estate investment manager as a Building/Operations Engineer. In this role, you will be responsible for operating and maintaining all building equipment and systems, ensuring that they are running efficiently and effectively.
Key Responsibilities
- Provide prompt and courteous response to tenant requests within the guidelines set forth by the company.
- Maintain ethical, professional, and courteous relations with contractors and tenants.
- Establish and maintain a cooperative working relationship with the entire operation staff and perform as a team member.
- Perform preventive maintenance and repairs on all mechanical, electrical, plumbing, and HVAC systems.
- Make adjustments and changes to HVAC and related equipment to maintain established operating criteria.
- Perform troubleshooting and general repairs, maintenance, and replacement of building components.
- Be familiar with the company's Engineering Standards and assist with managing property-specific engineering programs.
- Maintain operation logs and files to include central plant operations, chemical consumption logs, and other equipment or operation inspection logs specific to the property.
- Apply working knowledge and skills in HVAC distribution and controls to make adjustments and/or corrective actions to resolve work orders.
- Demonstrate full competency in all current company and property emergency procedures, including assisting with directing building occupants with evacuations, assisting with bomb searches, assisting with life safety system alarms, and assisting emergency authorities and response teams.
Requirements
- High school diploma or equivalent from an accredited institution.
- Two or more years of experience in commercial HVAC or related experience.
- Successful completion of the company's 'Introduction to Engineering' training program.
- Functional knowledge of the Engineering Assessment Guidelines and can demonstrate proficiency in the assigned area(s) of the Guidelines.
- Sufficient computer skills to effectively administer required engineering programs.
- Read and use all types of testing equipment, analog digital multi-meters, pressure and temperature indicating and recording devices, air flow measuring devices, and leak detection devices.
- Knowledge and proper use of basic hand tools, including socket sets, wrenches, pliers, screwdrivers, saws, and hammers.
- Read and understand a variety of instructions, including equipment blueprints, schematics, and instruction manuals, furnished in written, oral, or schedule form.
- Understand correct usage of power tools, drill motors, saws, grinder, and impact wrenches.
- Ability to review and decipher construction drawings and blueprints.
- Compute basic mathematical equations for equipment performance testing and building operations.
- Understand and apply correct usage of all personal safety equipment.
- Communicate effectively both verbally and in writing.
- Interact with employees, visitors, and contractors with poise and diplomacy.
- Maintain a calm demeanor in emergency situations.
- Display flexibility to handle a dynamic work environment with changing priorities.
- Strong decision-making skills.
- Demonstrate an ability to prioritize workload with attention to detail and a willingness to complete projects in a timely, efficient, and professional manner.
- When applicable, obtain required city and/or government licenses or permits.
Working Conditions
- Lift 25 lbs. or more.
- Climb up and down stairs and ladders.
- Access remote work areas and confined spaces, including crawl spaces and roofs.
- Use full range of manual dexterity, including sitting, squatting, bending, kneeling, walking, and lifting.
