Job Summary

The Leasing Consultant is a key member of the FPI Management, Inc. team, responsible for interacting with residents and potential residents to promote the community and secure lease agreements. This role requires excellent communication and sales skills, as well as the ability to work in a fast-paced environment.

Key Responsibilities

  • Client Relations
    • Carry out the philosophies and wishes of the Owner in the daily overall operations of the apartment community to ensure FPI is meeting the Client objectives and expectations
  • Communication
    • Maintain positive, professional and effective communication with applicants, residents, vendors, clients and guests while representing FPI
  • Leasing/Occupancy
    • Maintain occupancy levels as established by owner/budget expectations
    • Exhibit professional leasing techniques
    • Assist with the completion of the monthly Market Surveys and analysis
    • Assist with advertising and marketing strategies for the apartment community as needed
    • Exhibit closing ratios in regards phone and walk-in traffic per FPI policy
    • Assist with ensuring that all online marketing sources are updated (e.g., Craigslist) daily
    • Promote positive resident/management relations, to retain desirable residents
    • Assist with resident retention programs
    • Ensure the safety, comfort and privacy of all property residents
    • Ensure move-in orientation is completed consistently with new residents
  • Reporting and Document Management
    • Maintain appropriate resident files including forms, leases, documents in accordance with FPI Standard Operating Procedures
    • Responsible for the daily integrity and confidentiality of resident files
    • Ensure that documents and reporting systems are maintained, updated, and organized
    • May assist in periodic reporting requirements as requested
  • Risk Management
    • Ensure compliance of Risk Management items through the following of the FPI Standard Operating Procedures
    • Reports timely any/all injuries, illnesses, property damage through the proper reporting channels and forms
    • React calmly and professionally in emergency, emotional and/or stressful situations
  • Facility Maintenance
    • Assist residents with reporting of maintenance needs
    • Document facility and maintenance needs and ensure timely completion
    • Ongoing monitoring of the physical asset and identifying concerns with immediate supervisor
    • Follow up on maintenance requests to promote resident communication and satisfaction
  • Other
    • Consistently and fairly enforce community rules and regulations, FPI Standard Operating Procedures
    • Comply with all Fair Housing Laws and FPI policies and procedures
    • Promote a professional image by adhering to FPI Management's Dress Code Policy
    • Conduct displayed must be of a professional manner when communicating with employees, residents, prospective residents, clients, vendors, and guests while representing FPI Management
    • Responsible for meeting all training requirements for the position (Grace Hill, Safety Meetings, etc.)
    • Perform any and all functions as directed by the supervisor, including special project assistance
