Property Manager

Job Summary:
The Property Manager will be responsible for overseeing the day-to-day operations of assigned properties, including managing staff, maintaining relationships with tenants, and ensuring compliance with company policies and procedures.
Key Responsibilities:
- Manage and provide direction to staff, including training and development
- Maintain frequent contact with tenants to improve service delivery and client satisfaction
- Develop and maintain strong business relationships with tenants and vendors
- Actively participate in the collections process and provide support as required
- Review tenant alteration plans and confirm all required documentation is obtained
- Provide additional services to tenants and enhance work order revenue
- Regularly inspect tenant spaces, mechanical areas, grounds, and common areas of the property
- Develop and implement the annual operating and CapEx budgets, ensuring net operating income (NOI) goals are met
- Manage and oversee CapEx projects in assigned properties as required
- Solicit, negotiate, and administer service contracts and one-time projects as required
- Review and authorize purchase orders and payments to vendors in accordance with company policy
- Engage contractors with sufficient technical expertise to service the property in accordance with lease requirements and company standards
- Provide leadership, direction, and day-to-day supervision to the property management team
- Ensure vacant spaces are maintained and always ready for leasing tours
- Maintain familiarity with all sections of leases related to operating provisions, services, expenses, tenants' use, and landlord's obligations
- Meet regularly with janitorial, maintenance, and security contractors to review quality of work and adherence to contract specifications
- Oversee timely execution of the BP Loss Control Program and Emergency Response Planning
- Investigate and report all accidents/property damage to appropriate management and authorities
- Manage property-level sustainability programs, including energy management, recycling, and conservation efforts
- Responsible for overseeing the maintenance of all tenant-facing documents, including building manuals and tenant handbooks
- Management, implementation, and accountability of parking operations
- Assist BXP Leasing Group as required, including conducting leasing tours
Requirements and Qualifications:
- BA/BS degree required, with a concentration in business administration or real estate related field preferred
- A minimum of 5 years of property management experience required, with prior Class A commercial office property management experience and familiarity with operating a multi-tenant office building strongly desired
- Certification as Real Property Administrator (RPA) and/or Certified Property Manager (CPM) preferred
- Continuing education toward LEED certification highly desirable
- Working knowledge of local building and fire codes
- Working knowledge of all building systems, including HVAC, electrical, plumbing, and vertical transportation
- Working knowledge of security and life safety protocols
- Ability to work autonomously and as a productive member of a team
- Ability to organize and coordinate work efficiently, set priorities, and motivate others to do the same
- Ability to work in a fast-paced environment and deal effectively with multiple, simultaneous deadlines and projects
- Excellent written and oral communication skills
- Excellent interpersonal skills
- Excellent problem-solving skills and use of resources
- Proficiency with Microsoft Office Applications
- Valid Driver's License required
- Flexibility with schedule
Physical Requirements:
The Property Manager will be required to work in a general office environment, with occasional travel to properties and meetings. The position involves work of a general office nature, usually performed sitting, standing, and walking. Regularly required to bend and reach, use hands and fingers to write and type, and talk and hear. Occasionally required to crouch, climb stairs and ladders, and in environments with temperature ranges both while working outside and inside. Occasionally exposed to vibration or noise as well as dust. Vision abilities allowing reading of printed material, graphics, computer displays, and physical inspections of properties and sites.
This is an on-site position and requires in-person attendance.
Internal and External Contacts:
The Property Manager will interact extensively with all levels of employees within Boston Properties, with tenants and the public.
Reporting Structure:
This position reports to the senior most property manager in the assigned portfolio, who provides supervision, guidance, and evaluates work performance on a periodic basis.
