Position Overview:
This safety-sensitive role is accountable for the overall operational and financial performance of the residential property, aiming to exceed resident service expectations. You will oversee and nurture residential staff to foster personal and professional development while ensuring high levels of employee satisfaction.
Key Responsibilities:
- Financial Management: Administer leasing operations to achieve or surpass the budgetary goals set for the property by attaining occupancy and rental rate targets, managing expenses through effective inventory control and purchasing, ensuring timely payroll reporting, and collecting revenue efficiently. Stay informed about market trends and conduct inspections of each apartment unit during move-in and move-out to protect the owners' assets and ensure appropriate deductions from deposits.
- Staff Management and Development: Conduct interviews and screen potential on-site personnel. Inspire and train employees by communicating the company’s philosophy, policies, and procedures. Facilitate orientation for new hires and promote ongoing education. Responsible for staff retention and fostering positive employee relations. Assess staff performance, encourage teamwork, and empower team members to achieve shared objectives.
- Property Maintenance: Ensure the property is maintained in a neat, clean, and orderly condition; ensure that preventative maintenance schedules are adhered to. Conduct daily inspections of both the exterior and interior of the community to ensure curb appeal, maintenance, cleanliness, and adherence to security protocols.
- Customer Satisfaction: Uphold the property by meeting company standards for resident satisfaction. Ensure that a responsible individual is available for building emergencies at all times. Accurately prepare and process all leasing documentation, maintenance requests, rent collection, and company reporting, and be available for on-call emergencies as necessary.

Perform other duties as assigned.
Essential Requirements:
- Education: High school diploma or GED required; a Bachelor's degree in Marketing and/or Business is preferred.
- Experience: One to three years of experience in residential management or a related field, or a combination of education and experience.
- Physical & Cognitive Abilities: Must be able to lift, push, and pull up to 40 pounds.
Driving Requirements:
If the position involves driving for company business:
- Must possess a valid driver's license and maintain an acceptable motor vehicle record with the company’s insurance carrier.
- Must have reliable transportation.
- Must be insurable at standard rates for driving.
- Must provide proof of personal auto liability insurance when using personal vehicles for company business.
All candidates will be required to successfully complete a background investigation and drug screening as part of the hiring process.
