ROLE SUMMARY

As a Maintenance Supervisor at ARI Apartment Management, you will play a crucial role in overseeing property maintenance operations and enhancing the overall value of the community. You will lead a dedicated maintenance team in executing preventative maintenance, addressing service requests, and ensuring that vacant apartments are prepared to meet market standards.

Key Responsibilities:

  • Team Leadership:
    • Recruit, train, and empower maintenance personnel under the guidance of the Property Manager.
    • Encourage open communication and collaboration within the team and across departments.
  • Maintenance Excellence:
    • Administer preventive maintenance schedules and ensure that the property grounds are well-maintained.
    • Prepare vacant units to meet market-ready standards, optimizing rental opportunities.
    • Supervise vendor performance related to service contracts and capital improvement initiatives.
    • Oversee the inventory of tools and equipment.
  • Quality & Compliance:
    • Ensure pool operations comply with Health Department regulations.
    • Generate accurate and timely maintenance reports.
    • Address emergency maintenance requests promptly, ensuring resident safety and comfort.
  • Skills & Expertise:
    • Perform a variety of maintenance tasks, including painting, caulking, appliance repairs, plumbing, minor HVAC, and roofing repairs.
    • Contribute to annual budget planning and monitor expenditures effectively.
  • Professionalism & Impact:
    • Understand and adhere to Fair Housing laws and regulations.
    • Represent the company with professionalism and courtesy at all times.
    • Efficiently handle resident service requests, fostering positive relationships.

Qualifications:

  • High school diploma or equivalent required.
  • At least 5 years of hands-on maintenance experience in plumbing, electrical work, carpentry, HVAC, etc.
  • Strong communication, leadership, and supervisory skills.
  • Basic understanding of relevant codes and regulations.
  • Valid driver's license, good driving record, and auto insurance required.
  • EPA or CFC certification is mandatory.
