Job Summary:

The Maintenance Technician will perform a variety of tasks to ensure the smooth operation of facilities, including preventative maintenance, repairs, and inspections. This role requires a strong understanding of mechanical, electrical, and plumbing systems, as well as excellent problem-solving skills.

Key Responsibilities:

  • Perform routine maintenance tasks, such as cleaning HVAC coils, changing filters and belts, and maintaining locks and locking mechanisms.
  • Conduct inspections and repairs to assigned property interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, and other building systems.
  • Assist in the maintenance and repair of plumbing components, including toilets, urinals, lavatories, flush valves, sinks, drains, water heaters, piping, and sump pumps.
  • Prepare, prime, and paint building interior and exterior surfaces and perform general handyman tasks to maintain buildings.
  • Complete special tasks, including but not limited to; painting, locksmith work, tenant services requests, and general maintenance as assigned.
  • Prioritize all PM's, corrective and emergent work orders for the site (annual, monthly, weekly, and daily).
  • Update work order status in real time, utilizing CMMS system.
  • Escalate problems or issues to Customer and Manager in a timely manner.

Requirements:

  • High School Diploma or equivalent.
  • Experience with hand tools and power tools.
  • Proficient in basic computer application software such as MS Office, Outlook, CMMS (Maximo), etc.
  • Minimum 1 year of related experience and/or training in the areas of carpentry, electrical, and plumbing.

Preferred Qualifications:

  • BAS experience.
  • Preventative maintenance on HVAC equipment.
