Job Summary

We are seeking a highly skilled Mortgage Loan Processor II to join our team at Bank of Utah. As a key member of our loan processing team, you will be responsible for ensuring the smooth and efficient processing of mortgage loans from application to closing.

Key Responsibilities
  • Perform initial file setup and input application information into the LOS System
  • Prepare and send initial application and disclosure package after L.O.'s approval
  • Analyze initial paperwork to determine what items are needed to proceed with borrowers loan request
  • Procure missing items from the appropriate parties
  • Index all borrowers documents into the correct document types in the LOS System
  • Determine with Loan Officer/Originator (L.O.) when to request Automated Underwriting System (AUS) and requests AUS when applicable
  • Review, analyze, monitor, and maintain loan files for regulatory compliance from beginning to end of loan process
  • Prepare the proper forms and inputs correct information in the computer on all incomplete, withdrawn, denied, and approved but not accepted files
  • Account for receipts and expenditures on all loan files
  • Keep data in computer up to date on each loan file
  • Determine what documentation is acceptable to verify borrowers income and obtain proper income documentation
  • Examine all applicable IRS forms and schedules to determine cash flow of self-employed borrowers
  • Determine what documentation is acceptable to verify borrowers assets for down payment and closing costs and obtain and analyze proper asset documentation
  • Determine what type of credit report to obtain to properly verify credit and liabilities of borrower and obtain and analyze proper credit documentation
  • Order and analyze Title Commitment and ensure that any and all easements, exceptions, etc. can be properly dealt with
  • Review purchase contracts and addendums to determine the structure of the sale and verify accuracy of numbers in LOS system
  • Order and analyze appraisal to determine if property is an acceptable risk
  • Order Flood Certification and review for accuracy and provide Flood notice to borrower in a timely manner when required
  • Order CAIVRS, IDV, GSA's and LDP's - if a borrower needs to be cleared, know what action to take to determine if borrower can be cleared
  • Order case number for FHA & VA loans
  • Scrutinize and log all incoming documentation and upon analysis immediately request further documentation if necessary
  • Communicate with key people involved with the file the progress, any questions, problems, etc. on the file
  • Prioritize and review files on a regular basis
  • Pre-underwrite/submit loan files to underwriting and address any conditions that may arise in underwriting prior to underwriting
  • Obtain correct PMI coverage when needed
  • Meet any and all underwriting conditions
  • Obtain hazard insurance with adequate coverage
  • Coordinate loan closings with closing department, title company, borrowers, builders, realtors, etc. and submit loan to closing
  • Assist L.O. in preparing construction loan files for approval by the Construction Loan Committee
  • Assist L.O. in locking loans
  • Request Mortgage Purchase agreement on all Utah Housing Loans
  • Attend meetings and training sessions as required
  • Perform other duties as assigned
Requirements
  • 3-5 years experience in Mortgage Loan Processing
  • Broad knowledge of FHA, VA, Conventional, Utah Housing and non-conforming loan programs
  • Thorough knowledge of all IRS forms and schedules and ability to determine acceptable cash flow with little assistance
  • Thorough knowledge of title commitments and ability to resolve associated problems therewith with little assistance
  • Excellent verbal and written communication skills
  • Detail oriented
  • Able to submit files to underwriting with few conditions
  • High School Education
  • Experienced in Windows based software
  • Pass Level II Processor Test
  • Experience with mortgage loan software programs - Preferably Encompass
  • Excellent interpersonal and customer service skills
  • Time-management and organization skills
  • Ability to work with strict deadlines
  • Ability to explain technical concepts in simple terms
  • Ability to work in fast-paced environment
  • Willingness to learn new concepts to grow and advance
