  6. Assist in researching and evaluating potential design professionals and contractors.
  7. Prepare thorough Requests for Proposals, including complex bid sheets utilizing MS Excel.
  8. Engage with contractors, designers, and service professionals to discuss project specifics.
  9. Review and analyze received bids, entering data into MS Excel for analysis and comparison, and present findings to clients.
  10. Examine project plans, renderings, and specifications to ensure alignment with project goals.
  11. Develop detailed project budgets for multi-million-dollar undertakings, covering hard costs, soft costs, design fees, and contingencies.
  12. Monitor all project expenditures in relation to the monthly cash flow budget.
  13. Track and adjust project schedules as necessary.
  14. Review substantial construction contracts to ensure compliance and accuracy.
  15. Conduct site inspections to verify quality workmanship and adherence to contractual obligations.
  16. Confirm quantities of work completed and ensure compliance with contractual terms and payment applications.
  17. Assist in obtaining necessary permits from governmental bodies.
  18. Lead weekly meetings with Owners, Architects, and Contractors, addressing outstanding issues and providing solutions for cost savings.
  19. Prepare agendas and minutes for weekly meetings with Owners, Architects, and Contractors.
  20. Review punch lists to ensure all items are completed satisfactorily.
  21. Examine final project close-out documents, including lien releases and final payment applications.

Qualifications:
We are looking for a detail-oriented individual with strong organizational skills and a passion for the construction industry. Your ability to communicate effectively and manage multiple tasks will be essential in this role.
