CONSTRUCTION PROJECT COORDINATOR


We are looking for a dedicated Construction Project Coordinator to effectively manage, direct, and oversee project activities and onsite personnel, ensuring timely completion within budgetary constraints and maintaining the specified quality standards.

This role will involve handling multiple construction initiatives across various locations.


The Construction Project Coordinator will operate under the authority of the Operations Manager and Owner/Manager of AMES 1, LLC, leveraging the skills and expertise of the entire team, with a strong focus on collaboration, respect, and ethical practices.

Qualifications


10+ years of experience in project coordination required for projects valued at $15-20M or more, particularly with the Army Corps of Engineers and/or Department of Defense (DOD).

7-10+ years of experience in vertical construction.


Proficient in managing the Army Corps of Engineers RMS.


Exceptional computer skills, along with strong written and verbal communication abilities.


Demonstrated leadership capabilities and a proven track record of motivating teams.


Familiarity with MS Office Suite is essential.


High standards of ethics, integrity, and accountability are required.


Ability to manage multiple projects simultaneously.


Duties

The primary responsibility of the Construction Project Coordinator is to oversee the daily operations of the project, including procurement, subcontracting, modifications, and coordination of office and field activities throughout the construction phase.

Specifically:

  • Review and comprehend the contract documents, plans, and specifications for each project prior to the commencement of construction.
  • Procure major materials and engage subcontractors for awarded work at competitive prices to ensure timely delivery and performance.
  • Develop and update the job progress schedule in collaboration with the Job Superintendent and construction team, utilizing knowledge of CPM Scheduling and Primavera.
  • Coordinate material deliveries and subcontractor work in alignment with the progress schedule, making adjustments as necessary.
  • Assist the construction team in resolving design and detail issues with owners, design agents, suppliers, and subcontractors.
  • Participate in pre-construction and job meetings.
  • Analyze job cost reports to recommend actions on budget overruns.
  • In conjunction with the site team, prepare and submit monthly payment applications promptly.
  • Oversee the submittal process, ensuring that details and submissions are received, corrected, approved, and returned to the government and subcontractors to facilitate timely delivery of materials and equipment.
  • Support the site team in maintaining positive subcontractor relations and coordination between field and office operations.
  • Estimate and submit change order proposals to the government, preparing and executing change orders between the company, architect, and subcontractors.
  • Continuously manage and maintain the job schedule.
  • Monitor the maintenance of as-built drawings by the Job Superintendent as required on projects, ensuring that a permanent record set is maintained.

Physical Requirements:


Must be capable of navigating various construction sites, which may involve climbing ladders, walking on roofs, and traversing uneven or slippery terrain.

May require extended periods of sitting, standing, and working on a computer.

Some travel may be necessary, whether by air or road.

Must be able to visually inspect work projects at sites and compare them to specifications.

Onsite work is required.

May involve working in extreme weather conditions.
