Overview

At Cherry Court Apartments, our caretakers are vital to fostering a welcoming environment and ensuring high levels of satisfaction among residents and guests. The Caretaker III plays a crucial role in creating positive first impressions by maintaining the cleanliness and upkeep of all shared spaces and available units within the community. This position involves both cleaning responsibilities and support for leasing activities as directed by the Property Manager.

Key Responsibilities
  • Ensure lobbies, office spaces, elevators, entryways, and hallways are kept clean and organized, including tasks such as window washing, dusting light fixtures, and vacuuming carpets.
  • Assist with leasing functions, including conducting property tours, completing necessary paperwork, and performing various administrative tasks.
  • Support property marketing and advertising initiatives.
  • Help with lease renewals, property inspections, and resident communications.
  • Maintain laundry and storage areas in excellent condition, ensuring cleanliness of washers, dryers, and laundry tubs.
  • Replace light bulbs in common areas as needed.
  • Prepare vacant apartments for new residents in a timely manner.
  • Manage waste disposal by emptying trash receptacles and keeping the grounds free of litter.
  • Clear sidewalks during winter months and apply salt to mitigate ice hazards when necessary.
  • Perform minor repairs to enhance the overall quality of the property.
  • Oversee the care, maintenance, and inventory of all supplies and equipment owned by the property.
  • Execute heavy cleaning tasks upon request.
  • Report any resident or safety concerns to the supervisor, including maintenance needs.
  • Complete paperwork accurately, including service requests and timesheets.
  • Wear uniforms provided by the employer during work hours.
  • Engage positively with residents to uphold high satisfaction levels.

Qualifications
  • Ability to perform essential job functions with or without reasonable accommodations.

Education and Experience

Typical tools and equipment used include cleaning products, vacuum cleaners, brooms, and mops. Snow removal equipment such as shovels or snow blowers may also be utilized.

Physical Requirements

This role involves regular sitting, stooping, kneeling, climbing stairs, lifting, pushing, or pulling objects (up to 50 pounds), as well as frequent walking, standing, and using hands for various tasks. Specific vision abilities required include close vision, distance vision, and depth perception. The ability to read, write, and communicate effectively with both internal and external customers is essential.
