PRIMARY ROLE:
The primary responsibility of this role is to execute comprehensive financial and credit evaluations of operating entities and real estate development initiatives. This analysis will guide the determination of necessary State support and facilitate the structuring of loans, grants, and other financial assistance mechanisms.
KEY RESPONSIBILITIES:
- Design and implement financial models to assess various real estate development opportunities.
- Develop and adjust custom Excel spreadsheets for developers to articulate their financial strategies.
- Conduct thorough credit evaluations, underwrite loans, prepare loan documentation, and present findings to the Board for credit authorization.
- Draft detailed memoranda outlining the financial robustness of corporations and projects, identifying credit risks and funding deficiencies.
- Assign financial scores for regional projects as required.
- Conduct site assessments of potential and existing borrowers and engage in discussions with relevant parties.
- Evaluate credit and collateral risks to ensure loan security and uphold sound credit standards.
- Perform sensitivity analyses and initiate financial feasibility assessments on intricate business development projects.
- Modify and create custom Excel worksheets to analyze extensive projects effectively.
- Research, develop, and implement initiatives that foster economic growth.
- Offer high-level financial analytical support to various departments, including real estate, venture capital, loans & grants, and other state agencies.
QUALIFICATIONS:
Educational Background: A Bachelor’s degree is required; an MBA is preferred.
Experience: A minimum of 5 years of experience in financial analysis related to operating companies, significant real estate transactions, or commercial loan underwriting.
Required Knowledge: The ideal candidate will possess the ability to independently analyze and interpret financial statements, drafting clear and concise credit analyses. This includes a robust understanding of financial accounting, strong analytical skills, proficiency in financial modeling, and exceptional written and verbal communication abilities. Familiarity with various tax credit programs (LIHTC, HTC & NMTC) is also essential. Advanced Excel capabilities are required.
