POSITION SUMMARY

The Facilities Maintenance Technician plays a crucial role within the Property Management Division. This position is responsible for executing mechanical tasks for Uniland Development Corp. Acting as the primary contact for customer and property maintenance, the technician addresses repair requests and service inquiries promptly.

This role requires immediate response to service calls, scheduled preventive maintenance, and urgent situations, all while aiming to foster loyalty among both Uniland and third-party clients through exceptional customer service.

The Facilities Maintenance Technician's duties encompass both Uniland's property portfolio and third-party managed accounts. As frontline representatives of customer service, the technician's professionalism and appearance are as vital as their mechanical expertise. Responsibilities include a diverse range of skilled services necessary for the repair, installation, and upkeep of properties, equipment, and buildings during emergencies, routine tasks, preventive measures, and corrective actions.

This position is integral in delivering value to customers, the company, and the department across all operational aspects.

KEY RESPONSIBILITIES

I. Mechanical Responsibilities

  • Handles emergency, preventive, and routine work orders with professionalism. Responds to service calls and urgent needs during shifts or as requested.
  • Travels to various sites performing general maintenance and repairs, utilizing skills in HVAC, plumbing, electrical work, and general labor.
  • Maintains a courteous demeanor while working, ensuring minimal disruption to tenants' operations and thoroughly cleaning the work area upon completion.
  • Completes all tasks safely and efficiently, adhering to safety policies and using protective gear as required.
  • Documents job activities with dated remarks for each visit.
  • Monitors properties for necessary repairs or improvements, initiating work orders as needed.
  • Collaborates with Property Management and Sales Departments regarding property conditions, including vacant units.
  • Completes timecards, work orders, and other required documentation accurately.
  • Available for on-call duties as per departmental guidelines.

II. Professional Appearance and Representation

  • Maintains the provided uniform and presents a clean, well-groomed appearance.
  • Communicates effectively with tenants and vendors while respecting confidentiality.

III. Vehicle and Equipment Management

  • Operates company vehicles responsibly, adhering to traffic laws.
  • Maintains a clean driving record and follows vehicle maintenance schedules.
  • Ensures company vehicles are kept organized and well-stocked.
  • Responsible for the maintenance and security of all company tools and equipment.
  • Addresses repair and replacement needs for tools promptly according to company procedures.
  • Maintains stock areas in an orderly condition and purchases supplies following company guidelines.

IV. Customer Service Standards

  • Treats all customers with professionalism and respect.
  • Responds promptly to customer needs and maintains a positive attitude.

  • Provides coverage for absences as assigned.

SKILLS AND QUALIFICATIONS

To succeed in this role, candidates must meet the following requirements:

  • High school diploma or GED; or a minimum of three years of related experience and/or training.
  • Basic computer skills, including proficiency in Windows and Apple iOS software.
  • Understanding of HVAC, electrical, and building automation systems is preferred.
  • A valid driver's license and a satisfactory driving record are required.

LANGUAGE AND MATHEMATICAL SKILLS

  • Ability to read and interpret technical documents and write reports.
  • Competence in basic math, including calculations and algebra.

REASONING ABILITY

  • Ability to solve practical problems and interpret various instructions.

PHYSICAL DEMANDS

This role requires regular communication, physical activity including lifting up to 50 lbs, and the ability to navigate various work environments.

WORK ENVIRONMENT

Employees may encounter moving mechanical parts and moderate noise levels while performing their duties.
