New Home Sales Consultant

A skilled sales expert who plays a crucial role in the sales initiatives of Sullivan Brothers Builders by consistently achieving and surpassing sales targets. This position requires a solid understanding of sales strategies and lead management. The consultant represents Sullivan Brothers Builders by effectively conveying company policies and procedures related to products and services to potential clients. Maintaining ethical and professional conduct in all interactions is essential, aligning with best business practices and established guidelines.

Key Responsibilities:

  • Consistently meet and exceed sales targets set by the company.
  • Possess a comprehensive understanding of all product offerings, construction processes, financing options, and mortgage procedures to assist clients effectively.
  • Accurately prepare various reports, including competitive analysis and sales traffic reports for the communities.
  • Stay informed about competitors and provide comparative insights regarding Sullivan Brothers Builders.
  • Remain knowledgeable about community details such as schools, utilities, tax information, shopping centers, local job markets, and recreational facilities.
  • Understand and accurately complete all sales contracts and related documents, ensuring timely delivery.
  • Maintain open communication with potential homebuyers, team members, and vendors.
  • Guide each homebuyer through the sales process, providing exceptional customer service.
  • Manage the sales office and model homes during designated hours as required.
  • Ensure that the sales office and model homes are well-maintained, organized, and inviting at all times.
  • Conduct regular inspections of the sales office and model homes, preparing a weekly maintenance report for the builder.
  • Ensure that all marketing materials and supplies are adequately stocked and comply with company standards.
  • Manage on-site signage as necessary, including home site signs and open house indicators.
  • Utilize and maintain the CRM and Sales System, ensuring accuracy and up-to-date information.
  • Develop and deliver compelling sales presentations to prospective buyers in line with company training.
  • Complete registration forms for all potential clients.
  • Conduct weekly meetings with builders, documenting minutes for reference.
  • Ensure timely and accurate completion of all company documentation.
  • Collect necessary payments from homebuyers.
  • Maintain effective communication with Community Builders and Sales Managers.
  • Provide regular updates to homebuyers throughout the construction process.
  • Address customer concerns promptly by coordinating with relevant parties.
  • Engage with real estate agents to foster referral sales through excellent customer relations, participating in various industry events.
  • Communicate with buyers' lenders throughout the sales process.
  • Follow up with each prospect until a purchasing decision is made, preparing reports on lost sales for those who did not choose Sullivan Brothers Builders.
  • Participate in all sales meetings and company events.

Qualifications:

  • High School diploma or equivalent required.
  • Valid driver's license and insurance necessary for business travel.
  • 2 to 4 years of experience in residential home sales.
  • Experience in the home building industry is preferred.
  • Licensing with the state authority may be required.

Skills and Expertise:

  • Proficient in word processing, email, spreadsheets, presentation software, and database management for effective communication and report generation.
  • Computer literacy, with proficiency in Outlook, Excel, Word, and PowerPoint; familiarity with Constellation/New Star Homebuilder and Sales system is a plus.
  • Adept at reviewing, analyzing, and interpreting information, with problem-solving capabilities.
  • Excellent communication skills, both verbal and written, with a patient and professional demeanor.
  • Ability to manage multiple tasks and prioritize effectively without compromising quality.
  • Adaptability to a dynamic work environment.
  • Strong understanding of sales processes and procedures.
  • Proven organizational skills in a fast-paced setting.
  • Knowledge of the building process and ability to communicate this effectively to clients.
  • Understanding of financing options and mortgage processes to assist buyers.
