Job Summary

We are seeking an experienced Commercial Property Manager to join our team at BGSF, Commercial Real Estate. The successful candidate will be responsible for the day-to-day management of commercial properties, ensuring well-managed, well-maintained facilities that meet the needs of tenants and owners.

Key Responsibilities:

  • Respond to and resolve tenant requests and issues in a timely and professional manner.
  • Assign and manage work orders for maintenance and repairs.
  • Review and approve all payables and invoices.
  • Collect rent and communicate with the accounting department.
  • Direct the Assistant Property Manager in drafting tenant rent statements and posting cash receipts.
  • Draft correspondence for lease administration, including notices, defaults, and COI requests.
  • Perform tenant lockouts and maintain lease files and property records.
  • Assist the controller with monthly financial reports and the Regional Manager with annual operating budgets and tenant annual escrows.
  • Oversee billing and collection of tenant billbacks, including sub-meter reading calculations and parking fees.
  • Coordinate tenant move-ins and move-outs.
  • Assist with lease administration duties and obtain bids for construction projects.
  • Initiate and manage necessary services for property maintenance, including landscaping, janitorial, and security.
  • Coordinate holiday decorations and tenant events.
  • Perform quarterly property inspections and conduct space inspections to ensure lease compliance.
  • Conduct performance evaluations of direct reports.

Requirements:

  • 5 years of commercial property management experience, including office buildings, medical facilities, warehouses, industrial, and retail shopping plazas.
  • On-call availability and willingness to work after hours as needed.
  • RPA, CMA, CPM, CMCP, or CCIM designation preferred.
  • Member of BOMA or IREM preferred.
  • State Real Estate License is a plus.
  • Proficiency in Microsoft Office and property management software, including Yardi, MRI, or AppFolio.
