Position Overview:

The Facilities Maintenance Specialist operates under the guidance of the Superintendent (Facilities) and the Deputy Director of Engineering and Public Works, ensuring adherence to established protocols.

This role encompasses the execution of routine maintenance tasks across municipal facilities, including but not limited to carpentry, electrical work, plumbing, masonry, and HVAC systems, alongside general upkeep and repairs.

The specialist is also tasked with the maintenance and repair of municipal traffic signals and control systems, where electrical expertise is advantageous, though not mandatory.


Key Responsibilities:

  • Conducts maintenance and repair tasks for buildings and facilities, including indoor construction, plumbing, electrical systems, and HVAC.
  • Implements renovations and installations, such as painting and refurbishing spaces as required.
  • Maintains and monitors all equipment and amenities to ensure optimal functionality.
  • Performs quality assessments and repairs on HVAC, plumbing, and electrical systems.
  • Tests and recommends new maintenance products to enhance operational efficiency.
  • Changes HVAC filters as necessary.
  • Prepares workspaces by rearranging or removing furniture as needed.
  • Replaces light bulbs in both interior and exterior settings.
  • Participates in on-call services for urgent maintenance requirements.
  • Maintains the exterior of properties, including snow removal duties.
  • Addresses building-related complaints promptly and professionally.
  • Acts as an on-site liaison for subcontractors.
  • Oversees the daily maintenance of municipal traffic signals to ensure safety and efficient traffic flow.
  • Ensures proper traffic control measures are in place during maintenance activities.
  • Demonstrates the ability to comprehend and act on both verbal and written instructions, while effectively communicating with colleagues and supervisors.
  • Engages in training and mentoring junior staff members.
  • Collaborates with various city departments to coordinate maintenance efforts.
  • Upholds a professional image and courteous service as a representative of the municipality.
  • Performs additional duties as assigned by the supervisor.

External Interactions:

This position involves significant interaction with other municipal employees and tenants regarding facility maintenance and repair. Occasional public contact may occur during traffic signal maintenance.


Working Environment:

The role requires physical activity, including walking, standing, and using hands for various tasks, as well as operating tools and equipment that necessitate fine motor skills. Daily responsibilities may involve bending, crouching, and climbing.

Employees may lift objects weighing up to fifty-one (51) pounds and spend a considerable amount of time working both indoors and outdoors. Daily conditions may include exposure to noise, dust, and other environmental factors.

Hazardous conditions may include working at heights, mechanical and electrical hazards, and traffic-related risks, along with the use of various tools and equipment.


Equipment Utilized:

Regular office equipment includes telephones, calculators, and computers. Maintenance tools and equipment used may include a variety of handheld and power-driven tools for building and grounds upkeep.


Qualifications:
  • Minimum of five (5) years of experience in general construction, plumbing, electrical work, and HVAC systems.
  • Ability to read and interpret building plans, blueprints, and electrical schematics.
  • Experience in electronics or electrical fields is beneficial for traffic signal maintenance.
  • Effective communication skills with both subordinates and supervisors are essential.

Certifications:
  • Must possess a valid driver's license.

Preferred Qualifications:
  • Possession of a Journeyman or Master Electrician certification and/or HVAC license.
  • Universal License for Freon is advantageous.
  • Training in traffic signal maintenance is preferred.

Education:

A high school diploma or equivalent is required.


Salary Information:

Salary range starting at $20.37 per hour.
