The Facilities Management department at West Virginia University is looking for qualified candidates for the role of PPP Maintenance Specialist I.

Position Overview:

Under the supervision of the Private Public Partnership (PPP) Operations Manager, the selected candidate will offer leadership, support, and direction to designated staff members. This role involves performing a variety of maintenance duties and general property upkeep. Flexibility in work hours may be required.

Key Responsibilities:
  • Respond to maintenance requests for buildings; diagnose and repair various equipment as necessary. This includes, but is not limited to, electrical repairs such as switch, lamp, ballast, and outlet replacements, as well as breaker resets. Troubleshoot circuits up to 277 VAC, single phase. Manage plumbing repairs and maintenance, including faucets, clogged drains, trap replacements, and leak repairs in sinks, tubs, and plumbing systems. Perform general maintenance tasks related to mechanical equipment systems, including routine maintenance and repairs on condensing and chilled water pumps, air handling units, cooling towers, and fan coil units. Must possess the knowledge and skills to diagnose and repair pneumatic systems and controls.
  • Adhere to preventative maintenance schedules for all mechanical and electrical systems. This may involve routine lubrication, calibration, adjustments, and replacements of belts, gearboxes, and bearings. Regularly review and upgrade control systems and manage indoor and outdoor bulb replacements.
  • Assist with all Roads and Grounds tasks, including shoveling walkways, operating snow removal equipment, maintaining barrier-free entries and exits, and applying de-icing materials. General upkeep of outdoor areas throughout the year, including debris removal, lawn maintenance, and walkway cleaning. Responsible for maintaining cleanliness in common areas and emptying trash receptacles daily. Operate cleaning equipment such as walk-behind and riding scrubbers, carpet extractors, and vacuums. Perform mopping, sweeping, and other duties associated with campus maintenance.
  • Utilize a computer to respond to emails and complete electronic work orders.
  • This position requires a flexible schedule and the ability to respond to emergencies that may necessitate additional hours or call-ins.
  • Assist other trades, vendors, or support staff as needed in maintaining, repairing, and diagnosing building conditions.
  • Organize work and adhere to assigned schedules; complete tasks efficiently and effectively.
  • Communicate any incomplete tasks to the supervisor.
  • Work safely and comply with all safety regulations.
  • Possess strong oral and written communication skills.
  • Respond to tasks and requests as assigned by the immediate supervisor.
Pay Grade: 13

Work Hours: M-F 7a-3p

Qualifications:
  • High school diploma or GED required.
  • A minimum of two (2) years of multi-trade building maintenance experience that equips the candidate with the necessary knowledge, skills, and abilities for plumbing, HVAC, electrical, and other trade-related work.
  • Proficient knowledge and skills in all aspects of building maintenance and repair. Experience using hand and power tools is essential.
  • Familiarity with building materials, methods, and equipment.
  • Ability to read and understand technical manuals, diagrams, and instructions.
  • Capability to plan and execute various maintenance, cleaning, and grounds tasks.
  • Commitment to safety, utilizing appropriate protective gear as necessary.
  • Ability to follow directions effectively.
  • Understanding and adherence to policies and procedures as outlined in the WVU and Facilities Management Maintenance Policies and Procedures Manual, as well as all Environmental Health and Safety standards.
  • Willingness to undergo necessary training and comprehend the correct usage of all relevant tools, equipment, and work methods.
  • Valid driver's license required.
