  • Experience managing a conventional or market-rate property.

Key Responsibilities:

The following tasks represent the current responsibilities of this position and are not an exhaustive list of all potential duties.

  • Oversee rent collection and manage delinquency issues, respond to resident inquiries, and organize community events.
  • Support the General Manager in preparing reports, gathering resident feedback, and conducting market analysis.
  • Conduct property tours, effectively promote available units, and showcase community amenities.
  • Ensure accuracy in leasing documents and legal paperwork.
  • Collaborate with the property management team to create and execute sales and marketing strategies for the community.
  • Maintain comprehensive knowledge of the property, surrounding area, and competitive landscape through regular site visits and research.
  • Manage lease-related documentation efficiently and accurately.
  • Assist in daily operations and oversee the processing of rent payments.
  • Work alongside the General Manager to ensure apartments are move-in ready and well-maintained.
  • Uphold the company's customer service standards.
  • Address resident concerns and work towards resolving issues to ensure satisfaction.
  • Supervise the application process and adhere to established policies for applicant screening and acceptance.
  • Inspect units on move-in day and assist in planning resident events.
  • Manage the lease renewal process to maximize resident retention.
  • Assist in scheduling work assignments, including coverage for vacations and emergencies.
  • Understand and utilize property management software, including lead management systems and resident portals, ensuring timely follow-up with customers.
  • Comply with company best practices and Fair Housing regulations throughout the resident lifecycle.
  • Monitor online reviews and manage social media presence, ensuring compliance with company guidelines.
  • Process Statements of Deposit Accounting in accordance with company policy.
  • Provide insights and recommendations regarding property performance and operational needs.
  • Facilitate expense reimbursements for shared costs with retail operations on a quarterly basis.
  • Communicate any retail construction activities that may affect residents.
  • Assist in coordinating communication between the Retail Manager and maintenance for urgent service issues.
  • Perform any additional tasks as assigned.

Essential Skills and Abilities:

  • Exceptional customer service and communication skills, both verbal and written.
  • Proficient in operating standard office equipment and software, including Excel and Word.
  • Basic bookkeeping knowledge and the ability to perform intermediate mathematical functions.
  • Strong attention to detail and the ability to follow established procedures.
  • Willingness to work flexible hours, including potential overtime as needed.

Physical Requirements:

  • Ability to lift, push, pull, or move up to 10 pounds. Regularly required to sit, stand, walk, and open doors.

Communication Skills:

  • Must communicate professionally with prospective and current residents, staff, management, and external vendors. Ability to work as part of a team and accept constructive feedback.
