International at Aventura Senior Living is seeking a dedicated and experienced Maintenance Director to oversee the smooth operation of our facilities. This role plays a vital part in ensuring the safety, comfort, and well-being of our residents by maintaining a high standard of care for our buildings, grounds, and equipment.

As the Maintenance Director, you will be responsible for planning, organizing, developing, and directing all aspects of the maintenance department. Your expertise will ensure compliance with federal, state, and local regulations governing senior living communities.

Essential Responsibilities:
  • Conduct regular inspections throughout the community to guarantee the quality control, safety, and well-being of residents, staff, and visitors. Promptly address any equipment failures or damage.
  • Maintain and test critical systems such as air conditioning, heating, fire alarms, emergency generators, pump stations, breaker panels, laundry facilities, and more. Document all test results meticulously.
  • Perform daily repairs on various equipment to ensure optimal functionality.
  • Monitor essential utilities like water temperature, boiler pressure, cooking equipment, gas lines, kitchen hoods, sprinkler systems, cooling units, public address systems, fire extinguishers, alarms, fire doors, and electrical outlets.
  • Maintain accurate records through forms, reports, evaluations, and studies to ensure effective control of equipment and supplies.
  • Submit comprehensive accident and incident reports promptly.
  • Inspect storage rooms, workrooms, utility closets, and janitorial areas for cleanliness, organization, and safety compliance.
  • Collaborate with staff to identify, evaluate, and classify routine maintenance tasks, ensuring adherence to Universal Precautions and established policies.
  • Provide transportation assistance to residents for medical appointments or recreational activities as needed.
  • Execute any other duties assigned by the Community President.
Required Knowledge, Skills, and Abilities:
  • Demonstrate strong problem-solving skills with the ability to identify and resolve issues efficiently.
  • Exhibit independent judgment and the capacity to react swiftly and effectively to projects and potential emergencies, ensuring the safety and accessibility of facilities.
  • Possess proficient computer skills, including proficiency in Microsoft Office Suite and Excel.
  • Demonstrate excellent customer service skills and the ability to build strong relationships with vendors.
Education and Experience:
  • High School Diploma or equivalent
  • Minimum of 2 years of supervisory experience, preferably in a senior living environment.
  • Minimum of 2 years of hands-on maintenance experience.
  • A license in air conditioning & heating is highly preferred.
