Job Summary

The Service Director is a key member of the AION Management LLC team, responsible for ensuring the physical aspects of our apartment communities are maintained to the highest standards. This role involves coordinating and performing maintenance and repair services, ensuring curb appeal and quality of apartment homes, responding to customer service requests, and adhering to all safety policies.

Maintenance Services

The Service Director will be responsible for:

  • Directing and overseeing all aspects of maintenance of the community
  • Scheduling and performing preventative maintenance, inspections, nighttime lighting audits, and janitorial services
  • Maintaining accurate records for all services performed and contracts
  • Walking the property daily to uphold curb appeal and monitor safety issues
  • Scheduling and coordinating apartment turns, including assistance with resident move-out and apartment renovations
  • Following expense guidelines, monitoring operating expenses, and making recommendations for cost-saving strategies for the community
  • Managing inventory and storage area, purchasing adequate maintenance materials for service requests and apartment turns, keeping an accurate log of supplies
  • Communicating and advising the Business Manager on recommendations for capital improvements and maintenance requirements for the annual budget
  • Coordinating all contracted services. Soliciting and analyzing bids, assessing work once completed, and tracking invoices to guarantee timely payment
  • Supervising the use of property golf carts/Gators if applicable
  • Notifying the Business Manager with solutions for any safety or liability concerns as well as preventative maintenance needs
  • Assisting in snow removal as required
  • Conducting and documenting weekly safety meetings including procedures, training, safety equipment, SDAs, and use of equipment
  • Performing other duties as required
Customer Service

The Service Director will be responsible for:

  • Completing service requests from residents and team members in a timely fashion, in accordance with company policy
  • Ensuring excellent customer service with a courteous and professional attitude toward all customers and team members
  • Auditing the key tracking system daily and weekly
  • Participating in after-hours emergency requests and ensuring property staff coverage 24 hours a day, 7 days a week
Personnel Development

The Service Director will be responsible for:

  • Supporting and assisting the Regional Service Director and Real Estate Manager with new hire selection
  • Training, coaching, and mentoring team members, ensuring appropriate training is received
  • Creating a team environment: holding weekly team meetings; managing by goals, open communication
  • Generating work and on-call schedule for service employees
  • Providing ongoing feedback to team members. Evaluating team members through scheduled formal written performance reviews. Taking corrective action as necessary according to company policy. Providing recommendations for compensation adjustments, promotions, and terminations
Requirements

The ideal candidate will have:

  • A high school diploma or equivalent
  • CFC Certification Universal
  • A valid driver's license
  • 4+ years' experience in maintenance and repair for apartment communities
  • 2+ years supervisory experience
  • Strong computer skills and proficiency in Microsoft Office
  • Excellent English communication skills, both verbal and written
  • Ability to walk the grounds and apartments, ascend stairs around the property, lift 60 lbs., climb ladders over 10 feet, and perform other general physical activities such as bending, kneeling, pushing
  • Sufficient knowledge to thoroughly complete maintenance assessment up to the standards of a Service Director
  • Must be available 24/7 for emergencies
  • Salary: $60k - $65k
