Role Summary

The individual in this role is accountable for ensuring the property and its surroundings are maintained in a pristine and secure condition, adhering to the established company standards and protocols.

Key Responsibilities:

  • Uphold exceptional customer service standards by following company guidelines.
  • Collaborate with the maintenance team to maintain outstanding visual appeal of the property.
  • Conduct daily inspections of outdoor areas and buildings, including walkways.
  • Collect litter and debris from the grounds.
  • Operate the trash compactor as scheduled, including weekends.
  • Ensure the mailbox area is clean and organized on a daily basis.
  • Water and care for plants, flowers, and shrubs as necessary.
  • Perform maintenance and cleaning of the swimming pool as required.
  • Keep accurate records of swimming pool chemical levels in compliance with local regulations.
  • Maintain cleanliness in the pool area, including furniture arrangement and sanitation.
  • Assist in the upkeep of the office, clubhouse, and communal spaces.
  • Focus on enhancing the property's curb appeal.
  • Replace light bulbs as needed.
  • Oversee the painting of curbs and speed bumps.
  • Clean and maintain walkways, parking lots, and shared areas through sweeping and pressure washing.
  • Ensure storm drains are clear of obstructions.
  • Distribute correspondence, newsletters, and flyers as needed.
  • Support the team during unit turnover events.
  • Prepare vacant units for new tenants.
  • Address resident concerns and resolve issues promptly and professionally.
  • Perform additional tasks as assigned.
  • Adhere to the company dress code at all times.

Qualifications:

  • High school diploma or equivalent is required.
  • Previous experience in groundskeeping, janitorial work, or maintenance is preferred.
  • Ability to operate general cleaning equipment and tools, including hand tools, painting equipment, ladders, and cleaning chemicals.
