As a key member of our Facilities Management department, you will be responsible for coordinating, managing, and directing the activities of Building Services staff, including custodians, utility workers, and service contractors.
Key Responsibilities- Support the custodial budget to ensure fiscal goals are met, including monitoring waste disposal, recycling, hazardous waste, and event budget.
- Develop, describe, and define documents, or prepare job requirements for work to be completed via contracted services.
- Interact with contractors, campus customers, and College contracting staff to arrange for, coordinate, schedule, inspect, document, and complete contractor work activities.
- Initiate, execute, and complete various personnel actions as appropriate for the custodial group staff, including annual performance evaluations, corrective discipline cases, personnel actions, skills development, counseling, and training.
- Help implement staffing plans to meet campus yearly schedules, school opening, winter break, spring break, commencement, and summer turnover.
- Conduct, interact, and coordinate Quality control tours with campus community and the Assistant Director of Building Services.
- Keep all supervised areas and immediate work areas clean and orderly, maintaining appearance and overall environment of all facilities by ensuring daily tasks are completed.
- Monitor work orders in the College's CMMS System, TMA, and maintain daily communications with service response desk for prioritization of workload.
- Ensure that the Building Services staff enter necessary information into the Work Order System (TMA) and take corrective action when needed.
- Understand and utilize Work Day procedures, and supply ordering system as well as supply accountability.
- Ensure all personnel are present and at their assigned areas when they are scheduled to work, finding coverage and reporting absence on the Daily Activity Report when necessary.
- Study employee work schedules and work assignments, making necessary alterations to improve productivity and benefit the campus.
- Explore options with vendors and contractors to improve service and quality products at reasonable cost.
- Provide daily written reports and verbal feedback to Assistant Director of Building Services.
- Establish good rapport with campus community, including key event coordinators.
- Act in a supplementary role to the on-call manager during their shift, responding to emergencies and taking corrective action or calling the on-call manager for added assistance as needed.
- Minimum of 4 years of experience as a foreman at all service levels.
- 5 to 7 years of progressive responsibilities within the facilities maintenance department.
- Ability to read, write, and understand professional journals, technical procedures, or governmental regulations.
- Ability to write reports, business correspondence, and procedure manuals.
- Ability to effectively present information and respond to questions from groups of managers, assigns staff, clients, customers, and the general public.
- Fluency in English and Spanish.
- Ability to function well in a team/community environment, displaying common courtesies and politeness.
- Ability to read and interpret documents such as safety rules, material safety data sheets (SDS), mechanical drawings, operating, maintenance, repair, installation, and procedure instructions or manuals.
- Ability to write routine instructions, reports, logs, and descriptions of building system problems and needs.
- Ability to speak effectively to describe and explain specific problems and operating requirements of mechanical and plumbing systems to students, faculty, staff, and contractors.
- Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
- Ability to deal with problems involving several concrete variables in standardized situations.
- Strong computer skills, including proficiency in Microsoft Office (Word, Excel, Access, PowerPoint).

The ideal candidate will have a valid unrestricted U.S. Driver's License and maintain throughout employment an insurable or satisfactory driving record. They will also be required to successfully complete and pass the College's vehicle training program within the first 60 days of employment and participate in annual or more frequent review of their driving record based on the College insurer's criteria.
The successful candidate will be required to work in a fast-paced environment with regular exposure to wet and/or humid conditions, moving mechanical parts, high precarious places, hazardous chemicals, outside weather conditions, and extreme heat. They will also be required to work extended hours and participate in an after-hours emergency call-back program.
