Position Summary: We are in search of a dedicated and skilled Facilities Maintenance Manager to join our dynamic team. This role is pivotal in ensuring the efficient execution of maintenance tasks as directed by the Community Director and Regional Vice President. The ideal candidate will demonstrate a commitment to continuous professional development and uphold the highest standards of community management.

Key Responsibilities:

  • Conduct regular assessments of the property, including buildings, grounds, and tenant units, and perform necessary maintenance and repairs as instructed.
  • Maintain a professional demeanor and foster a similar attitude among staff, ensuring that all team members represent the company’s values.
  • Communicate maintenance issues and propose solutions to the Community Director.
  • Recommend purchases of supplies and equipment, maintaining an organized inventory of essential parts and reordering as needed.
  • Provide regular updates to the Community Director, including detailed reports on completed work and service requests.
  • Develop and oversee daily work schedules for maintenance staff, monitoring productivity and resource usage.
  • Respond to service requests promptly, ensuring resident satisfaction and clear communication regarding any delays.
  • Keep accurate records of all service requests and maintenance activities.
  • Monitor the condition of occupied apartments and report any unusual findings to the Community Director.
  • Manage maintenance budgets effectively.
  • Supervise the upkeep of exterior lighting, roofs, walkways, and recreational areas.
  • Be knowledgeable about the locations of utility shut-offs and emergency services.
  • Implement a proactive maintenance schedule for essential systems, including HVAC and plumbing.
  • Stay informed about the status of vacant units.
  • Participate in the recruitment and training of maintenance personnel.
  • Conduct training sessions for maintenance staff to enhance their skills and efficiency.
  • Maintain an organized and secure workshop environment.
  • Ensure safety protocols are followed by all maintenance staff.
  • Perform additional tasks as required.
