We're looking for a skilled professional to oversee the entire maintenance process for the property.
Key Responsibilities:- Customer Service Focus: Provide exceptional customer service to residents and coworkers.
- Supervise Maintenance Staff: Oversee the workflow for the service staff and delegate workload to staff.
- Budget Management: Meet and exceed budget expectations for expenditures.
- Supply Management: Order supplies, materials, and tools as needed.
- Problem Solving: Diagnose problems and repair major appliances, HVAC, plumbing, electrical (when no license is required), general carpentry, pool care, and roof and gutter repairs.
- Landscaping and Snow Removal: Address issues with landscaping and snow/ice removal.
- Communication: Communicate effectively with residents and coworkers even in difficult situations.
- Service Requests: Perform service requests correctly and promptly.
- Technology: Operating computers and other technological devices to access company-utilized software.
- Elmington's Non-Negotiables: Successfully execute Elmington's non-negotiables for service work orders and vacant turn times.
- Leadership: Proven leader, forward thinker, innovative, and driven.
- Experience: Minimum 2 years of property maintenance and/or maintenance experience.
- HVAC: HVAC preferred/required.
- Bilingual: Bilingual is a plus.
- Communication: Effective communication.
- Maintenance: Maintain the physical condition of the property.
- Tools: Utilize hand tools and power tools.
- Building Maintenance: Building maintenance and repairs.
- Availability: Responding to issues outside of normal work schedule when required.
- Timekeeping: Accurately reporting all time worked by clocking in before beginning to work and out only when done working.
- Company Policies: Following all company policies and procedures.
- Pay: Pay Range: $27
- 401(k): 401(k) with Employer Match
- Paid Time Off: Up to 2 weeks Paid Time Off for first year, 3 weeks per year thereafter.
