POSITION PURPOSE
The Junior Financial Accountant is accountable for the comprehensive cycle and job cost accounting for designated development and construction projects.

This role will provide assistance to the Development/Construction and other departments with month-end closing, Balance Sheet Reconciliation, and Capital Project Accounting.


RESPONSIBILITIES:
1. Execute full cycle job-cost accounting for all development and construction projects.
2. Oversee project expenditures through budget monitoring, invoicing, reconciliation, and cash management.
3. Conduct month-end activities, including job cost accruals, journal entries, asset capitalization, and general ledger reconciliations.
4. Prepare and gather monthly accruals and job status updates from project teams by leading monthly discussions and training others on capitalization policies.
5. Complete month-end checklists related to projects.
6. Possess a solid understanding of GC Pay Applications (G702/703) to process invoices in P2P/Yardi.
7. Monitor payments and lien releases against contracts/budgets and communicate with project managers and contractors to resolve any payment discrepancies or missing documentation.
8. Compile, submit, and reconcile Construction Loan Draws and Capital Reserve Requests to lenders for funding.
9. Serve as the primary contact between assigned projects and other business units within the organization.
10. Calculate development management fees and analyze month-to-month variances.
11. Track Temporary Certification of Occupancy and other relevant milestone dates.
12. Assist with Valuations and Appraisal requests as necessary.
13. Complete special projects as assigned by the Manager.

EDUCATION/EXPERIENCE REQUIREMENTS:
1. Job Cost or Property Accounting, GL Accounting experience required.
2. Bachelor's degree in Accounting or a related field.
3. Strong understanding of fundamental accounting principles.

TECHNICAL SKILL REQUIREMENTS:
1. Proficient in Microsoft Office, particularly Excel (vlookups, pivot tables, etc.).
2. Knowledge of construction accounting and general construction processes preferred.
3. Ability to book Journal Entries and comprehend Financial Statements.
4. Understanding of GAAP Accounting preferred.
5. Experience with Yardi, Payscan, and Nexus or related accounting and AP software preferred.
