Job Summary

LB&B Associates Inc. is seeking a highly skilled Facilities Operations Manager to oversee the operations and maintenance services of a federal facility in Washington, DC. The successful candidate will report to the Project Manager and will be responsible for ensuring the smooth operation of the facility.

Key Responsibilities
  • Operations and Maintenance Management: Manage the operations and maintenance of all buildings under this contract, ensuring the same quality of service across all facilities.
  • Staff Supervision: Manage and supervise management, supervisors, janitorial, skilled trades, administrative, and supporting staff.
  • Training and Evaluation: Monitor, train, evaluate, and guide facilities personnel to ensure they have the necessary skills and knowledge to perform their duties effectively.
  • Maintenance and Repair: Oversee the operation and maintenance of machinery, equipment, and electrical and mechanical systems, including the development and implementation of preventive maintenance plans.
  • Vendor Management: Negotiate O&M contracts and manage relationships with vendors who service the buildings being managed, including qualifying new vendors.
  • Supply Chain Management: Purchase and manage all related maintenance supplies and repair parts for all equipment in the facilities.
  • Quality Assurance: Inspect grounds, buildings, and equipment, noting and reporting need for repair and replacements.
  • Reporting and Communication: Ensure proper use of the CMMS for all buildings under this contract and regularly meet with customers to provide contract requirements updates and receive further directions.
  • Technical Skills: Be knowledgeable in basic Microsoft Office programs, building automation systems, and computerized maintenance management systems.
  • Customer Satisfaction: Maintain an excellent record of customer satisfaction and perform other duties as assigned.
Requirements

The successful candidate will have a minimum of 5 years of recent experience in the management and supervision of building mechanical maintenance operations for large Federally owned buildings. A Project Management Professional (PMP) certification is also required.
