About the Role

The Maintenance Supervisor is a key member of the Camber Corporation team, responsible for the successful day-to-day maintenance management of our apartment communities. This role requires a strong leader who can provide guidance, motivation, and direction to ensure a positive working environment and quality community living.

Key Responsibilities
  • Follow all safety procedures and regulations to ensure a hazard-free environment for residents and staff.
  • Conduct regular property walk inspections and follow-up to maintain the physical condition and appearance of the property.
  • Participate in the annual budget preparation process and develop and administer the capital and operating budgets for the property.
  • Supervise the daily opening duties of the Housekeeping staff and ensure they are presentable in accordance with established standards.
  • Conduct final walk-through inspections at the time of resident move-out and provide the final walk-through inspection with the appropriate charges to the Community Manager or Account Administrator.
  • Audit vendor bills for services to ensure fairness and consistency to residents while achieving maximum performance and value from vendors.
  • Approve, sign, and submit invoices to A/P on a weekly basis.
  • Ensure insurance and contract requirements are met on vendors in accordance with company policy.
  • Participate in staff selection process, recruit, hire, and train all maintenance, housekeeping, and landscape staff under the approval and direction of the Regional Manager.
  • Supervise and provide support and direction to the staff, resolve associate-related issues, and support team building with positive and open communication.
  • Ensure compliance with all mandatory training and perform specific carpentry, plumbing, painting, electrical, appliance repair, HVAC, masonry, and other general maintenance duties in accordance with Company standards and local city, state, and federal building codes when applicable.
  • Perform maintenance service requests (work orders) for the apartment community and complete related paperwork in a competent, professional, and courteous manner.
  • Perform and oversee scheduled maintenance turnover work, noting safety equipment used and regulations followed on vacant apartments utilizing the move-in/move-out checklist, detailed unit status report, and company policies and procedures.
  • Conduct Safety Meetings monthly for all on-site staff and order and organize all parts and materials required for maintenance service requests and plans maintenance work in advance to ensure efficient completion of all maintenance work.
  • Maintain inventory by properly monitoring and recording inventory items and ensure that all storage facilities, equipment, housekeeping, landscape, and maintenance workshops are kept in a neat and orderly working condition.
  • Regularly provide information to the Property Management Staff regarding safety concerns and the general appearance of the community to ensure a high-quality, safe living environment for residents and marketability of the community.
  • Provide and maintain his/her own hand tools customarily used in the industry and building trades and retrieve and dispense of any visible trash or garbage on the property in route to work assignments.
Requirements
  • Possess management skills including supervisory, planning, organizing, and coordinating tasks.
  • Negotiate and resolve conflicts.
  • Prior experience in managing a staff (supervise, train, coach, counsel, develop, motivate, interview, hire, terminate) and lead by example.
  • HVAC Certified Preferred.
  • Knowledge of First Aid and Safety procedures.
  • Must have basic computer skills and be able to create and close out work orders and create and respond to emails.
  • Previous building/apartment related Maintenance Supervisory experience.
  • Specialized courses in HVAC, plumbing, electrical, appliance repair, and carpentry preferred.
  • High School Diploma or equivalent.
Working Environment

The Maintenance Supervisor works on-site at an apartment community and interfaces with external/internal customers, residents, and vendors on a regular basis. The position work schedule varies depending on the property. Hours are usually scheduled from 8 a.m. - 5 p.m. and might be scheduled to work weekend days (Sat/Sun) if necessary. Must be available to work over-time as needed and work on-call schedule.

Compensation

$55,000.00 - $60,000.00 per year
