Job Title: Service Director

Department: Property Management

Reports To: Community Director

FLSA Status: Non-Exempt

Position Summary:

The Service Director oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet the Company's standards for cleanliness, appearance, safety, and overall functionality by performing maintenance related tasks.

Key Responsibilities:

  • Technical Expertise: Develop and maintain a high level of technical expertise in maintenance operations, including plumbing, electrical, HVAC, and carpentry.
  • Maintenance Operations: Oversee and perform routine and preventative maintenance tasks to ensure the property's systems and equipment are functioning properly.
  • Quality Control: Conduct regular inspections to ensure maintenance work meets quality standards and company policies.
  • Team Leadership: Supervise and train maintenance team members to ensure they have the necessary skills and knowledge to perform their duties effectively.
  • Communication: Communicate effectively with residents, management, and other stakeholders to resolve maintenance-related issues and concerns.
  • Problem-Solving: Identify and resolve maintenance-related problems in a timely and cost-effective manner.
  • Inventory Management: Manage and maintain inventory of maintenance supplies and equipment to ensure adequate stock levels.
  • Budgeting: Assist in developing and managing the maintenance budget to ensure cost-effective maintenance operations.
  • Regulatory Compliance: Ensure compliance with all relevant laws, regulations, and company policies related to maintenance operations.

Requirements:

  • Education: High school diploma or equivalent required; technical degree or certification preferred.
  • Experience: 2-3 years of experience in maintenance operations or a related field.
  • Skills: Strong technical expertise, excellent communication and problem-solving skills, ability to work independently and as part of a team.
  • Certifications: EPA certifications Type I and II or Universal for refrigerant recycling, valid Certified Pool Operator or Certified Spa and Pool Operator certificate, and all certifications required by State and Local jurisdictions.

Work Environment:

The Service Director works in a fast-paced environment with frequent exposure to outside elements, including temperature, weather, odors, and/or landscape. The position requires the ability to work independently and as part of a team, with frequent travel to properties as needed.

Physical Demands:

The Service Director must be able to physically access all exterior and interior parts of the property and amenities, and must be able to work inside and outside in all weather conditions. The position requires the ability to push, pull, lift, carry, or maneuver weights of up to fifty (50) pounds independently and one hundred and fifty (150) pounds with assistance.
