Job Summary

We are seeking a highly skilled and experienced Plant Manager to oversee and perform skilled labor tasks associated with campus building and grounds maintenance activities. The successful candidate will supervise College maintenance staff, grounds staff, and administer contracted security and custodial services.

Key Responsibilities
  • Perform skilled labor in the repair and maintenance of buildings, including HVAC, plumbing, electrical equipment, and fire protection systems.
  • Estimate time and materials for work assignments, assist with planning of jobs, and assign work and monitor work progress through completion.
  • Enter and assign work orders for the campus in the College's automated maintenance management system, prepare periodic reports of completed work orders, and submit them to the Campus Provost and the Director of Plant Operations.
  • Monitor and maintain the campus' automated building management system, chiller/chiller plant performance logs, and campus access security, including proper key control and automated card key access systems.
  • Oversee and administer contracted security and custodial services, ensure proper pest control measures are implemented, and maintain grounds and maintenance equipment in good working order.
  • Ensure all campus facilities comply with relevant building and fire safety codes, oversee and/or support all campus safety inspections, and respond to on-call requests to address facility and equipment problems after normal working hours and on weekends.
  • Work closely with the Director of Plant Operations, maintain up-to-date files of architectural plans, as-built drawings, operations and maintenance manuals, and warranties for campus facilities and equipment, and coordinate and supervise all warranty repair work.
  • Submit maintenance requisitions for materials and supplies through appropriate approval channels, maintain campus equipment inventory records, and oversee the annual equipment inventory.
  • Monitor campus grounds, utility, custodial, and maintenance budgets, oversee all facility-related activities occurring on campus, and coordinate with local Emergency Management personnel when college facilities will be used for shelter purposes.
  • Assist in the planning of campus remodeling, renovation, and new construction projects, train, supervise, and evaluate campus plant operations' staff, and assist in preparing estimates and obtaining price quotes for maintenance projects.
  • Serve on College committees as assigned, chair the campus Safety Committee, and perform other duties as assigned.
Requirements
  • Standard High School Diploma or GED
  • At least 3 to 5 years supervisory experience in the building maintenance or construction fields, to include electrical, plumbing, and/or HVAC trades
  • Ability to lift 60 pounds, climb ladders, operate equipment, and work outdoors
  • A satisfactory back X-ray is required
  • Must possess and maintain a valid Florida Driver's license and a satisfactory driving record
  • Must be able to work occasional evening hours, weekends
Preferred Qualifications
  • Knowledge of Florida's State Requirements for Educational Facilities (SREF - Building Code)
  • Knowledge of and experience with any or all of the following: National Fire Protection Association (NFPA) codes, Trane Summit building management and controls system, ice storage chiller systems, card key access systems, fire suppression and fire pump systems, fire and intrusion alarm systems, compressed air and vacuum systems, LP gas systems, or acid dilution systems
  • Knowledge of building generator systems and associated equipment
  • Experience maintaining multi-story structures and parking garages (Porter); LEED or Green Globes Certification
