Position Overview:

The Landscape Maintenance Technician plays a crucial role in ensuring the pristine condition of the residential community. This includes maintaining the aesthetics of the buildings, green spaces, parking areas, and communal facilities. The technician will engage in various tasks such as cleaning, painting, clearing out abandoned items from vacated units, and maintaining the swimming pool area.

Compensation:
$18 - $20 / Hour

Key Responsibilities:

  • Enhancing Curb Appeal: Ensure the exterior of the community is visually appealing, focusing on buildings, landscaping, waste disposal areas, and parking lots.

Daily Maintenance of Common Areas:
Conduct daily cleaning of all shared spaces, including:
  • Removing litter, cigarette remnants, pet waste, and other unsightly debris.
  • Keeping parking lot curbs and sidewalks clear.
  • Maintaining cleanliness of dumpster areas.
  • Ensuring pool decks and furniture are clean and organized.
  • Regularly emptying trash bins and ash receptacles.
  • Keeping walkways, staircases, and breezeways free of debris.
  • Managing landscaped areas to maintain a tidy appearance.
  • Daily upkeep of recreational areas, including playgrounds and sports courts.

Maintenance of Common Grounds:
  • Ensure painted curbs appear fresh and well-maintained.
  • Parking lots should be clearly marked and organized.
  • Maintain orderliness of bumper blocks.
  • Paint pool and stairway fencing as necessary.
  • Ensure dumpsters are in good working condition.

Additional Duties:
  • Clean the leasing golf cart before office hours.
  • Assist in the removal of items left by departing residents.
  • Adhere to the company dress code and wear identification during work hours.
  • Maintain all provided equipment and report any repair needs to a supervisor.

Professional Conduct:
It is essential to consistently enforce community regulations and uphold FPI Management's Standard Operating Procedures. Compliance with Fair Housing Laws is mandatory. A professional demeanor is expected when interacting with residents, prospective tenants, clients, vendors, and guests, representing FPI Management with integrity.
