Job Overview

We are seeking a highly skilled Single-Family Portfolio Manager to join our team at StaffBuildersHR. As a key member of our team, you will be responsible for managing and overseeing the complete property management lifecycle for assigned single-family residential properties.

Key Responsibilities
  • Welcome new property owners and guide them through the account setup and property review process.
  • Manage single-family property listings and vacancy rates to optimize property pricing and visibility.
  • Conduct market research to inform property pricing and visibility strategies.
  • Perform move-in, mid-lease, and move-out inspections, and assist with tenant onboarding and address any concerns promptly.
  • Monitor tenant payments and manage delinquencies, administering legal processes and evictions as needed.
  • Oversee move-outs and ensure property condition is maintained, creating quarterly reports and strategy sessions.
  • Support owners with market insights and educational resources, leading lease renewal negotiations and communicating rent increases based on market analysis.
  • Manage invoicing and payment tracking for property fees, ensuring compliance with collections policies, legal standards, and safety regulations.
  • Prepare detailed inspection reports for stakeholders, coordinating maintenance requests and overseeing work orders to ensure cost-effective maintenance solutions.
  • Manage capital expenditure projects and owner contributions, meeting or exceeding KPIs for tenant retention and owner satisfaction.
  • Analyze financial performance and recommend revenue optimization strategies, presenting performance reports and implementing improvement initiatives.
Requirements
  • Possess and maintain a valid real estate license.
  • Have single-family residential property management experience.
  • Be proficient in using property management software, specifically AppFolio.
  • Have a comprehensive understanding of laws and statutes applicable to property management within the jurisdiction.
  • Exhibit leadership abilities with strong skills in team coordination, conflict resolution, and building professional relationships.
  • Have a customer service-oriented approach with a record of maintaining high tenant satisfaction.
  • Have excellent verbal and written communication skills.
  • Be able to work independently with minimal supervision, demonstrating initiative and the capacity to make informed decisions based on property management best practices.
What We Offer
  • $45,000 – $60,000 annually, based on experience.
  • Monday – Friday, 8:00am – 5:00pm.
  • This is an in-office role.
