Residential Community Manager

We are seeking a highly skilled and customer-focused Residential Community Manager to join our team at Douglas Emmett.

Key Responsibilities

  • Ensure the community is well-maintained, clean, and safe for residents.
  • Handle resident complaints and oversee all resident activities.
  • Manage maintenance requests, ensuring timely completion and notification of delays.
  • Conduct daily inspections, recording deficiencies and taking necessary action within budgetary constraints.
  • Review and enforce vendor contracts, adhering to all requirements.
  • Adhere to company policies and community regulations.
  • Compile weekly/monthly reports, providing insights on property status, including:
  1. Physical condition of the property
  2. Liability concerns
  3. Physical and leased occupancies (weekly)
  4. Staffing
  5. Marketing contacts (in conjunction with the Senior Leasing Agent)
  6. Traffic breakdowns (in conjunction with the Senior Leasing Agent)
  7. Corporate apartment status
  8. Advertising – current and suggested (in conjunction with the Senior Leasing Agent)
  9. An incident report, including safety and security incidents, with suggestions for future improvements
  10. Other current events and new businesses in the area

Financial Operations

  • Assist in rent collection, enforce banking procedures, and manage delinquency and collection procedures.
  • Maintain accurate records of all financial transactions.
  • Responsible for petty cash funds and records.
  • Generate monthly Variance Reports.
  • Adhere to company accounting directives, including:
  1. Account numbers
  2. Budgets, rent rolls, and payroll
  3. Accounts payable system and verification of bills
  4. Maintain an up-to-date Budget Control Log and balance every month

Supervisory Responsibilities

  • Train and oversee work performed by staff members under their direction.
  • Hire, counsel, and terminate employees according to company policy and under the Director's direction.
  • Perform written evaluations and make recommendations for salary increases and/or advancement.
  • Supervise outside contractors working on the property.
  • Establish schedules and assign personnel for routine maintenance and emergency coverage.

Qualifications

  • Hawaii Real Estate License
  • Broad knowledge of Hawaii Tenant/Landlord law and Fair Housing laws.
  • College Degree preferred
  • Demonstrates initiative, professionalism, integrity, and confidentiality in all areas of performance.
  • Excellent oral and written communication skills.
  • Ability to communicate positively and professionally with residents, employees, and vendors.
  • Ability to exercise independent judgment and make sound business decisions based on information received.
  • Strong management skills and leadership ability.
  • Good customer service skills.
  • Team player attitude.
