Job Summary

The Assistant Vice President - Regional Operations Leader is a key position within our Residential Management operation. This critical role serves as the leader in quality control for our on-site operation, the heartbeat of our organization.

Key Responsibilities
  • Organize, direct, and manage the operation of multiple apartment communities in accordance with our company's policies to achieve the owners' objectives.
  • Motivate, direct, and follow through with on-site managers to achieve maximum utilization of on-site resources, accurate implementation of accounting, marketing, and maintenance policies, and ongoing protection, maintenance, and effective use of property equipment, facilities, material, landscape, and other assets.
  • Recruit, train, and develop all property personnel to create a motivated team to provide a positive company/community relationship.
  • Prepare annual budgets in detail with the cooperation of on-site managers, review monthly financial statements, collection reports, and budget status, and complete standardized monthly variance reports for assigned properties.
  • Approve all replacement expenditures, issue purchase orders, and audit lease renewal worksheets and delinquency reports.
  • Coordinate major projects supervision and payments with the company president and/or the owner's representative.
  • Review weekly reports prepared by managers to evaluate problem floor plans, recommend rent adjustments or specials, and implement marketing objectives.
  • Coordinate brochure design, signage, and advertisements, and review monthly market studies of assigned projects to stay abreast of changing market conditions.
  • Recommend rental rates or rental concessions to the Vice President and utilize company marketing and training resources to develop 'service-oriented management teams.'
  • Monthly sign-off on lease renewal worksheet and adhere to deadlines on the monthly calendar.
Requirements
  • Excellent written and oral communication skills.
  • Ability to create a motivating environment and demonstrate basic sales techniques.
  • 3-5 years experience in Real Estate, experience in varied apartment marketplaces, and a proven track record in hands-on apartment management operation(s).
  • Ability to operate a personal computer, software, and office-related peripherals, and experience using industry-related programs such as OneSite, Yardi, and Bluemoon.
  • Knowledge of industry-related laws and regulations, such as the Texas Property Code.
Working Conditions

The job requires more than a forty-hour week, and periodic weekend visits to properties might be necessary. Travel and/or relocation may be required.
