Job Overview

The Property Accountant role at Millennia Housing Management involves supporting the financial operations for a designated group of properties within our extensive portfolio, which encompasses over 270 affordable and conventional properties across multiple states.

Key Responsibilities

Daily and Weekly Duties:

  • Address inquiries from property management, lenders, regulators, or investors regarding assigned properties.
  • Validate general ledger entries by providing appropriate documentation.
  • Assist in reviewing and analyzing business documents such as leases and contracts to comprehend the entity's obligations and manage property-level activities.

Monthly and Quarterly Duties:

  • Prepare reconciliations and journal entries for assigned balance sheet accounts.
  • Examine property trial balances and financial statements for discrepancies and prepare necessary correcting journal entries.
  • Support the preparation of actual-to-budget variance analysis, including footnotes for financial reports directed to senior management, lenders, regulators, and investors.
  • Assist in calculating management fees and preparing replacement reserve draws.
  • Manage property tax payments and mortgage disbursements.

Qualifications

  • Bachelor's Degree in Accounting or Finance is mandatory.
  • 0-2 years of experience in an accounting setting with a foundational understanding of US GAAP and cash basis accounting.
  • Familiarity with accounting systems is advantageous but not essential.
  • Ability to thrive in a fast-paced team environment.
  • Basic proficiency in MS Word, Excel, and Outlook is required.
  • A willingness to learn about property accounting and the affordable housing sector is essential.

Work Environment and Physical Requirements

  • Strong teamwork skills are necessary, as collaboration across various functional areas is vital. Excellent relationship-building capabilities are essential for working with different organizational levels.
  • The physical demands of this role may include standing, walking, sitting, using hands for various tasks, reaching, climbing stairs, and occasionally lifting up to 20 pounds. Vision requirements include close and distance vision, color vision, and the ability to adjust focus.
