Job Overview
This position is responsible for overseeing and executing technical and mechanical tasks that ensure the internal and external environments of the property align with RangeWater Real Estate's standards for cleanliness, aesthetics, safety, and overall functionality through various maintenance activities.
Key Responsibilities:
The Proactive Team Leader: Champion for employees. Manages the maintenance crew and contributes to employee assessments. Engages in the recruitment, onboarding, and training of new team members. Supervises all phases of the 'Make Ready' process in accordance with company policies and procedures.
The Results-Oriented Achiever: Assists in addressing and completing service requests from residents, as well as performing routine property maintenance by identifying the root cause of issues and executing repairs following established guidelines, safety protocols, and regulatory requirements.
The Quality Assurance Inspector: Regularly evaluates the work executed by other service team members to assess adherence to policies and procedures, developing corrective action plans as necessary. Conducts inspections of work performed by contractors and vendors to ensure compliance with quality standards and specifications. Maintains an adequate inventory of spare parts and maintenance supplies, collaborating with the Community Manager to procure necessary tools and materials while adhering to budgetary constraints. Aids the Community Manager in formulating the maintenance and capital expenditure budget. Supports cost-saving initiatives by opting for repairs over replacements when feasible and practicing efficient use of materials and tools.

The Compliance Officer: Ensures safety, cleanliness, and the overall appeal of the property, promptly reporting any mechanical or electrical malfunctions, as well as any incidents involving employees, visitors, or residents. Guarantees that the property maintenance team adheres to company standards regarding service requests. Conducts regular safety meetings and ensures that all required documentation is current, along with necessary inspections to maintain compliance with safety regulations.
The Customer Relations Specialist: Addresses and resolves resident complaints and concerns.
The Adaptive Leader: Performs additional duties as assigned.
Work Schedule and Environment:
Standard work hours are 40 hours per week.
Typical operational hours may vary by site:
- Monday to Friday: 9 AM – 6 PM
- Saturday: 10 AM – 5 PM
- Sunday: 1 PM – 5 PM
Essential Qualifications:
- Availability to work weekends as scheduled and the ability to perform essential job functions independently.
- Flexibility in work schedule, including on-call duties during evenings, weekends, and holidays.
- Frequent exposure to outdoor elements where conditions may be uncomfortable or hazardous.
Qualifications Summary:

Education and Experience:
- Education: High School Diploma or GED Equivalent. Familiarity with OSHA standards and MSDS regulations is essential. A technical degree is preferred.
- Supervisory Experience: 1 - 3 years of demonstrated ability to hire, lead, direct, evaluate, and manage team members.
- Management Experience: 1 - 3 years.
- Preferred Experience: 2-3 years in apartment maintenance or a related field.
Skills:
- Strong communication skills with the ability to connect with individuals at all levels.
- Proficiency in internet usage, word processing, spreadsheet, and database management software for reporting purposes. Strong knowledge of property management software (preferably Entrata, Yardi, and/or One Site).
Licenses and Certifications:
- Current valid driver's license is required.
- Certifications: Maintenance Supervisors must possess EPA certifications Type I and II or Universal for refrigerant recycling, as well as a valid Certified Pool Operator or Certified Spa and Pool Operator certificate, along with any certifications mandated by state and local authorities.
Physical Requirements:
- Must be capable of pushing, pulling, lifting, carrying, or maneuvering weights up to twenty (20) pounds independently and fifty (50) pounds with assistance.
- Frequent standing, walking, reaching, climbing, stooping, and squatting is required. Intermittent sitting and keyboard work may also be necessary.
- Routine local travel may be necessary for business-related errands, including meetings and training. Non-local travel may also be required for business responsibilities.
