Job Overview

SUMMARY

The primary role of the Property Maintenance Specialist is to uphold the aesthetics and functionality of the property, ensuring it remains inviting and well-kept. This position requires a proactive individual who can adapt to a dynamic environment and take initiative in their tasks. This is an hourly position that comes with benefits and paid time off.

KEY RESPONSIBILITIES

  • Adhere to all company policies and comply with state and federal regulations, including OSHA, ADA, and fair housing laws.

MAINTENANCE AND SAFETY

  • Conduct regular inspections and replace outdoor lighting as necessary.
  • If qualified, manage pool upkeep and sanitation.
  • Maintain safety protocols consistently.
  • Monitor property conditions and promptly address any safety issues.
  • Stay updated on utility services, meter readings, lease expirations, and sewer maintenance schedules.
  • Ensure that storage areas are securely locked when not in use.

GENERAL DUTIES

  • Regularly patrol the property to collect litter and maintain cleanliness in key areas, including:
    • Administrative Offices
    • Swimming Pool Area
    • Laundry Facilities
    • Mailroom (if applicable)
    • Model Display Areas
    • Stairwells and Roofs
    • Trash Collection Points
    • Recreational Areas
    • Outdoor Lighting Fixtures
    • Parking Lots and Pathways


• Daily removal of waste from vacant units and proper disposal of furniture and refuse in designated areas.

• Ensure cleanliness around waste disposal sites, picking up stray items, and securing compactors in windy conditions.

• Regular property upkeep, including cleaning shrubbery, removing mud, and maintaining pathways.

• Perform repairs on windows, lamps, and sliding doors as required. Carry out routine maintenance tasks as directed by management.

• Assist with physical tasks such as fence removal, digging post holes, and moving furniture.

• Support setup tasks as instructed by the maintenance manager.

• Help in organizing and cleaning storage and work areas.

• Execute painting tasks both indoors and outdoors as needed. Respond to service requests in a timely manner and adhere to established procedures.

• Change locks, rekey, and coordinate key cutting as required.

• Distribute resident communications, including event announcements, pest control schedules, and newsletters.

• Maintain cleanliness in work areas, follow security protocols, and keep the grounds free of litter.

• Undertake additional responsibilities as assigned by the maintenance manager.

QUALIFICATIONS

Must be able to meet physical demands and follow instructions accurately.

WORKING HOURS

40 hours per week, with flexibility required based on operational needs, including weekends as necessary.

EQUIPMENT REQUIREMENTS

Compliance with safety gear guidelines is mandatory at all times.
