Karya Property Management (KPM) is seeking a dedicated full-time Maintenance Support Specialist to assist in the upkeep of various properties in the Jacksonville Area.

As a Maintenance Support Specialist, your primary role will involve addressing service requests submitted by residents. This position will report directly to the Lead Maintenance Supervisor and the Property Manager.



Key Responsibilities:
  • Diagnose and repair residential air conditioning systems and multi-zone heating and cooling units, as well as replace household appliances including refrigerators, dishwashers, stoves, washers, and dryers.
  • Effectively prioritize and manage multiple work orders or service requests on a daily basis.
  • Inspect heating, ventilation, and air conditioning (HVAC) systems, and perform preventative maintenance tasks on HVAC units.
  • Conduct interior plumbing repairs, replacements, and installations, including fixing leaks and clogs in sinks and toilets.
  • Perform electrical repairs and replace light fixtures and related components.
  • Carry out additional tasks as assigned.


Qualifications:
  • Minimum of 1 year of experience in multifamily maintenance or a related field.
  • HVAC and EPA certifications are required.
  • A High School Diploma or equivalent is mandatory.
  • Experience in customer service is essential.
  • A valid driver's license is necessary.
  • Bilingual candidates are preferred but not required.
  • Must demonstrate flexibility and reliability.
  • Team collaboration is crucial.


Physical Requirements / Working Conditions:
  • Ability to sit, stand, and walk for extended periods throughout the workday.
  • Capable of pushing, pulling, bending, stooping, squatting, kneeling, climbing stairs, and reaching above shoulder height.
  • Must be able to lift and/or move up to 50 pounds.
  • Willingness to work indoors and outdoors in various weather conditions.
  • Availability to work weekends and/or evenings on a rotating schedule.


Additional Requirements:
  • 2-3 years of prior experience in HVAC maintenance, plumbing, electrical work, and other relevant maintenance tasks.
  • Familiarity with building maintenance practices.
  • Strong oral and written communication skills.
  • Proficient in the safe operation of maintenance tools.
  • Able to manage a physical workload of up to 50 pounds.
  • Willingness to work every other weekend as needed.
  • Detail-oriented and deadline-driven.
  • Possession of a valid driver's license.
  • Spanish proficiency is preferred but not mandatory.
  • HVAC and EPA certifications are required.
