Job Title: Leasing and Marketing Director

We are seeking a highly skilled Leasing and Marketing Director to oversee all leasing activities and marketing efforts for our property. The ideal candidate will have a strong background in sales, marketing, and customer service, with the ability to develop and implement effective leasing strategies and drive the success of our community.

Key Responsibilities:
  • Tour prospective residents and record information to ascertain needs and qualifications.
  • Accompany prospects to model/vacant apartments and discuss size and layout of rooms, available amenities, and terms of lease.
  • Ensure consistent follow-up with prospects.
  • Process applications for approval in compliance with policies and procedures.
  • Responsible for creating marketing materials, presenting to clients, and communicating with internal teams.
  • Mentor Leasing Consultants.
  • Schedule move-ins and complete all lease paperwork with prospects.
  • Walk all move-ins prior to the move-in date to ensure readiness.
  • Follow up with new residents after move-in.
  • Inspect condition of premises periodically and arrange for necessary maintenance.
  • Plan and coordinate resident events.
  • Courteous, efficient handling of resident requests and complaints.
  • Manage all marketing duties, including preparation of market surveys, outreach marketing, and social media postings.
Requirements:
  • High school diploma or GED equivalent required.
  • Employment history demonstrating sales, marketing, internet, and customer service background.
  • Ability to read, write, and communicate effectively to comprehend and complete legal documents, sell and explain apartment features, and answer questions.
  • Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages in order to complete financial records, budgets, and other fiscal reporting information.
  • Ability to apply sales skills, such as generating sales leads, conducting sales presentations, qualifying prospects, and closing sales.
  • Proficiency in word processing, property management applications, and spreadsheet management programs.
  • Industry certifications appreciated.
Work Environment:

The Leasing and Marketing Director will work in a fast-paced environment, interacting with residents, prospects, and internal teams. The ideal candidate will be able to work independently and as part of a team, with a strong focus on customer service and sales.

This position requires the ability to work a regular 40-hour workweek, with flexibility to work weekends and evenings as needed. The Leasing and Marketing Director must be able to physically access all exterior and interior parts of the property and amenities, and must be able to operate golf carts at properties with golf carts.
