Position: Site Acquisition Manager I
The Site Acquisition Manager I is accountable for overseeing all site acquisition processes and related tasks on designated projects. This role encompasses everything from propagation modeling and RF design to the acceptance of the Notice to Proceed (NTP).
Key Responsibilities:
- Ensure compliance of all Service Providers with client protocols and procedures.
- Measure progress against established baselines and identify opportunities for continuous improvement.
External Interfaces:
- Engage with ASP principals or leads and Customer Site Acquisition teams.
Internal Interfaces:
- Collaborate with the Internal Management team.
Core Responsibilities:
Coordinate activities with Service Providers and other disciplines that interact with the Site Acquisition group. Manage all site acquisition tasks, including but not limited to:
- Site File Audits
- RFDS Review and Feedback
- SOW Review or Preparation Assistance
- Coordination of Architectural & Engineering and/or design services
- Evaluation of engineering requirements, including necessary assessments or analyses
- Preparation and coordination of submission documents (Landlord and regulatory)
- Landlord Notification (preparation, submission, and tracking to acknowledgment)
- Landlord Consent (preparation, document submission, and tracking to acknowledgment)
- Regulatory approvals, including zoning and Building Permit or Environmental Permit submissions
- Identify and manage all tasks required to complete and secure NTP
- NTP Handoff to the services delivery team
- Assist Landlord or regulatory agencies with civil work and installation teams, including site access and design modification negotiations.
Monitor the activities of Service Providers to ensure compliance with contract requirements, specifications, and milestones for Site Acquisition. Address Site Acquisition challenges encountered by Service Providers and ensure adherence to agreed implementation schedules and guidelines.
Prepare regular progress reports on a daily, weekly, and monthly basis. Participate in coordination and progress meetings to ensure that the quality of Service Providers meets client standards and customer expectations. Maintain effective working relationships with customer representatives and all project disciplines.
Coordinate activities to ensure that all disciplines involved in the project align with the project goals and objectives. After receiving the baseline from the Project Manager, measure and report on budget, schedule, and risk throughout the project lifecycle.
Ensure proper documentation and records are maintained for all Site Acquisition activities in the Site Handler system.
Qualifications:
- Minimum of 4 years of relevant experience in site builds, specifically with over 200 sites.
- Possession of a Registered Professional Engineer (PE) license, Real Estate license, Law Degree, or certification as a legal practitioner is preferred.
This position reports to the Site Acquisition Lead or Internal Management Lead.
