Who You Are:
- Possess a minimum of two years' experience in multi-family residential facilities management.
- Hold EPA Certification with a background in HVAC systems.
- Demonstrate comprehensive maintenance expertise in HVAC, plumbing, electrical work, carpentry, appliance servicing, property turnovers, grounds upkeep, lighting, and snow management.
- Exhibit excellent written and verbal communication abilities.
- Showcase strong time management and customer service skills.
- Be self-driven, detail-oriented, and possess a robust work ethic.
- Have a valid driver's license, reliable transportation, and auto insurance.
- Be willing to undergo a drug screening and background check if selected for the role.
- Ownership of basic hand tools is required.
- Familiarity with Yardi software is advantageous.
- While not mandatory, having a truck or van is preferred.
- Execute preventative maintenance on HVAC systems, plumbing, electrical components, swimming pool equipment, grounds, appliances, locks, carpentry, glazing, roofing, asphalt, concrete, and signage.
- Conduct regular property inspections to evaluate service needs and determine maintenance requirements.
- Oversee the inventory of maintenance supplies and place orders as needed.
- Address work orders from residents and maintain a clean and welcoming community.
- Ensure that units in transition meet maintenance standards.
- Guarantee that essential safety equipment, including fire alarm systems, extinguishers, hydrants, and company tools, are properly maintained and functional.
- Assist in preparing the maintenance budget as required.
- Supervise, mentor, and guide a team to deliver high-quality maintenance services.
- Respond promptly to emergency situations as needed.
- Working hours: Monday - Friday, 8am-5pm, with on-call rotation.
- Competitive compensation ranging from $27 to $32 hourly, based on experience and qualifications.
- Monthly commissions, on-call incentives, annual bonuses, and mileage reimbursement.
- Annual reimbursement for work boots.
