Position Overview

The Project Development Manager (PDM) is responsible for coordinating and managing all necessary resources throughout the entire project lifecycle, from initiation to completion. The PDM will ensure that the expectations of the Owner/Company are met or surpassed while adhering to budgetary constraints.

Key Responsibilities

  • Lead and communicate effectively with field supervision, subcontractors, and vendors to align with the project schedule.
  • Collaborate with Assistant Project Managers and Field Managers to achieve project objectives.
  • Establish strong working relationships with clients and the project team.
  • Manage multiple projects based on size, complexity, and type.
  • Assess team performance and identify training needs; mentor and coach team members.
  • Adhere to Company Standard Operating Procedures and lead by example.
  • Promote a collaborative team environment.

Project Initiation

  • Review the contract agreement and final scope of work to understand the project's terms and conditions.
  • Examine all drawings to familiarize yourself with the project details.
  • Request access to project management tools as necessary.
  • Ensure all required documentation is submitted prior to the project start date.
  • Review project schedules and inform management of start dates.
  • Discuss phasing and logistics plans with the project manager and field managers.
  • Request all necessary submittals and samples.
  • Create comprehensive job binders for each project, including approved submittals and safety information.
  • Schedule and conduct kickoff meetings with field managers and crew leaders.

Ongoing Project Management

  • Oversee attendance at subcontractor job meetings and attend as necessary.
  • Manage project logs and review them with the project accountant weekly.
  • Conduct weekly project team meetings to discuss job status, cost forecasts, and schedules.
  • Follow company procedures for change orders as needed.
  • Input material invoices weekly and notify management of any discrepancies.
  • Review job schedules regularly and communicate any deficiencies to management.
  • Conduct site visits to assess work quality with field managers.
  • Assist field managers in resolving critical issues that may impact quality, cost, or schedule.
  • Maintain strong relationships with general contractor staff and other trades.
  • Ensure safety and proper management of materials and tools on job sites.

Project Closure

  • Distribute punch lists and follow up to ensure timely completion.
  • Request submission of maintenance documentation to the client.
  • Create and submit warranty letters as required.

Financial Oversight

  • Ensure timely completion of requisition processes.
  • Review all requisitions for accuracy before distribution.
  • Meet weekly with the CFO to review cost reports and forecasts, making necessary budget adjustments.

Physical Requirements

  • Ability to navigate job sites, including climbing ladders and traversing uneven surfaces.
  • Capacity to sit or stand for extended periods during meetings and computer work.
  • Must provide own transportation to job sites.
