Salary: $30-$35 per hour

POSITION SUMMARY:

The Facilities Maintenance Specialist is tasked with the upkeep and repair of machinery, equipment, and physical structures, including plumbing and electrical systems in communal areas.

KEY RESPONSIBILITIES:

  • Conduct preventative maintenance on facilities and equipment, including minor electrical, plumbing, and carpentry tasks.
  • Perform painting in communal areas as directed and address touch-ups to prevent deterioration.
  • Maintain lighting fixtures, replacing bulbs and cleaning as necessary.
  • Demonstrate skills in drywall and stucco repairs, including various textures.
  • Ensure cleanliness of decks, fences, railings, window screens, doors, and walkways.
  • Clear gutters and downspouts to maintain proper drainage.
  • Prepare elevators for resident transitions and large deliveries.
  • Ensure exercise equipment is clean and operational.
  • Manage trash and recycling in communal areas, utilizing the compactor as needed.
  • Inspect building exteriors, interiors, pools, and parking areas; report safety and maintenance issues to supervisors.
  • Maintain inventory of supplies and keep accurate records of expenses.
  • Provide general janitorial services for common areas and restrooms.
  • Clean carpets, floors, and furniture in shared spaces.
  • Keep work areas, tools, and equipment organized and clean.
  • Complete additional tasks and special projects as assigned.

QUALIFICATIONS:

  • High School Diploma or equivalent.
  • 4-5 years of experience in property maintenance.
  • Strong conflict resolution abilities.
  • Capacity to meet deadlines and manage time-sensitive issues.
  • Excellent communication skills, both written and verbal.
  • High-level customer service skills with attention to detail.
  • Team-oriented mindset.
  • Able to adapt to changing priorities.
  • Willingness to learn company processes and proprietary software.
  • Dependable with a solid attendance record.
  • Professional demeanor with all stakeholders.

SPECIAL REQUIREMENTS:

  • Must possess a valid driver's license and maintain vehicle insurance.

ESSENTIAL FUNCTIONS:

  • Utilize standard office equipment, including computers and phones.
  • Operate maintenance equipment, including vehicles and hand tools.
  • Lift up to 50 pounds as necessary.
  • Remain stationary or mobile for extended periods.
  • Travel to various locations as required.
  • Must have own vehicle and basic tools for the role.

SUPERVISION:

  • This position does not supervise others.

SCHEDULE:

  • Monday to Friday, approximately 8:00 am to 5:00 pm.
  • May require occasional extended hours for business needs.
