Position: Maintenance Technician II

Overview:

The Maintenance Technician II is responsible for performing essential preventive maintenance and repairs on commercial and industrial equipment in a safe and efficient manner. This role requires strong communication skills and a commitment to quality service. The technician will be trained across multiple disciplines and will adopt a proactive approach to maintenance, ensuring optimal performance of all systems.

Key Responsibilities:

  • Adhere to all safety protocols, including OSHA regulations and lock-out/tag-out procedures.
  • Conduct regular inspections of systems and equipment to identify and document performance issues.
  • Perform troubleshooting and repairs on various equipment, working both independently and collaboratively with the maintenance team.
  • Execute preventive maintenance tasks, including diagnosing malfunctions in:
    • HVAC systems, fire safety equipment, plumbing, and electrical systems.
    • Transformers, motors, motor starters, and associated electrical components.
    • Loading dock equipment, including overhead doors and levelers.
    • Exterior lighting systems and emergency lighting.
  • Repair and maintain the systems mentioned above, which may involve tasks such as pump rebuilding, valve repairs, and plumbing maintenance.
  • Handle administrative duties such as ordering parts, managing vendors, and participating in project meetings.
  • Communicate effectively with colleagues and clients to ensure clarity on work requests and timelines.
  • Document maintenance activities in the Computerized Maintenance Management System (CMMS) and recommend updates to preventive maintenance schedules.
  • Oversee maintenance projects, providing guidance to subcontractors as necessary.

Qualifications:

  • High School diploma or equivalent required; preference for candidates with trade school training.
  • A minimum of 4 years of relevant experience in mechanical, electrical, plumbing, or carpentry fields.
  • Valid driver's license and relevant equipment operation certifications.
  • Strong understanding of building systems, including HVAC, plumbing, and electrical operations.
  • Proficient in using personal computers and mobile devices for work-related tasks.
  • Able to disassemble and reassemble various mechanical systems and equipment.
