Job Description

Job Summary:

The Area Maintenance Supervisor is responsible for overseeing the daily operations of assigned properties, ensuring the completion of all resident and site work orders, and providing guidance and direction to maintenance staff. This role requires excellent communication skills, the ability to work independently, and a strong understanding of maintenance operations.

Key Responsibilities:
  • Oversee daily operations of assigned properties, including maintenance and repairs.
  • Ensure the completion of all resident and site work orders in a timely and efficient manner.
  • Provide guidance and direction to maintenance staff, including conducting performance reviews and providing training.
  • Assist in controlling maintenance expenses and adhering to approved budgets.
  • Prepare and implement a weekly work schedule for maintenance staff.
  • Schedule maintenance contractors in accordance with contract requirements.
  • Conduct and participate in staff meetings with maintenance staff.
  • Perform maintenance functions that do not require a license, as needed.
  • Conduct and/or participate in apartment and property inspections.
  • Responsible for maintaining and adhering to all aspects of a preventive maintenance schedule.
  • Oversee the process of snow removal activities.
  • Monitor inventory and purchases of maintenance supplies and adhere to budget.
  • Schedule and participate in emergency on-call shifts and after-hours maintenance.
  • Enforce and adhere to company policies, rules, safety practices, and regulations.
Requirements:
  • High School Diploma or equivalent required.
  • Five (5) years or more experience in operations, repair, and maintenance of multi-family buildings and three (3) years of supervisory experience required.
  • Valid Connecticut driver's license and ability to operate a vehicle observing legal & defensive driving habits required.
  • Certified Maintenance Manager or equivalent certification preferred.
Work Environment:
  • Regularly works a 40-hour work week.
  • Required to be on-call as scheduled.
  • Emergency on-call and after-hours maintenance are occasionally required.
  • Regularly exposed to moving mechanical parts, fumes or airborne particles, and toxic or caustic chemicals.
