Role Overview

The Maintenance Supervisor plays a crucial role in overseeing the maintenance and operational functions of the property, ensuring that the physical condition and aesthetic appeal of the community are upheld.

This position involves effective communication and adherence to company standards regarding operations and safety. The supervisor will lead the maintenance team, manage equipment and machinery, and develop a maintenance budget while monitoring expenditures.

Key Responsibilities
  • Assist in supervising the maintenance team across multiple properties.
  • Coordinate daily operations and manage after-hours maintenance tasks.
  • Train maintenance personnel and provide guidance for complex issues.
  • Oversee inventory management and procurement of maintenance supplies, including preparing purchase orders and contracts.
  • Develop and maintain the maintenance budget.
  • Ensure the completion of preventive maintenance schedules and conduct inspections of apartments and properties.
  • Track daily operations, including service orders and apartment turnovers.
  • Build and maintain positive relationships with residents, communities, and relevant agencies.
  • Enforce company policies and ensure compliance with safety regulations.
  • Maintain regular attendance and fulfill additional responsibilities as assigned.
Qualifications
  • Experience in assisting with the management of maintenance staff.
  • Proficient in the safe operation of hand tools and small power tools.
  • Knowledgeable in electrical, plumbing, painting, masonry, carpentry, and HVAC systems.
  • Strong communication skills to interact with residents, colleagues, and management.
  • Able to handle emergency situations effectively and efficiently.
  • Availability for emergency repairs on a 24/7 basis.
  • Physical capability to climb heights and meet color vision and hearing requirements.
Skills and Abilities
  • High school diploma or equivalent.
  • 7-10 years of relevant supervisory experience in building or property maintenance.
  • Ability to work in various weather conditions.
