Position Purpose:
This role is essential for the leasing and marketing operations of the property.
Supporting the Community Manager in achieving the overall operational and financial success of the residential property while exceeding resident service expectations.
The position requires adherence to designated office hours to ensure effective community operations.Key Contributions:
Financial/Marketing: Assist the Community Manager in reaching occupancy and rental targets. Maintain a closing ratio of at least 30%.
Ensure that potential residents are engaged through advertising and further promote the property by responding to inquiries and conducting property tours.
Help in the accurate preparation and management of all leasing activities and rental traffic reports. Support the resident management team in conducting market studies.Management:
Collaborate with the Community Manager to enhance community operations by fostering positive resident relations, addressing resident concerns, and overseeing rent collections.
In the absence of the Community Manager, supervise and motivate staff to promote teamwork and achieve shared objectives.
Property Appearance/Upkeep:
Maintain the property in a tidy, clean, and well-kept condition.
Conduct daily inspections of both the exterior and interior of the community to ensure curb appeal, maintenance, cleanliness, and adherence to safety protocols.
Customer Service:
Ensure that the residential property meets and surpasses company standards for resident satisfaction and be available for emergency situations as scheduled.
Participate in community activities and other assigned projects.Perform additional duties as required.
Essential Mental Alertness Requirements:
Maintain a constant state of alertness and safety. Ability to perform tasks requiring high levels of cognitive function and judgment. Not impaired mentally or physically in a way that could negatively impact the ability to perform duties safely and competently. Ability to respond promptly to operational conditions and work in an unfatigued state. Ability to accurately assess time and distance and to quickly retain and recall instructions. Ability to concentrate and manage sudden changes in the environment or emergency situations. Demonstrate a caring and committed attitude towards safety.

Education:
High school diploma or GED is required.
Higher Education Preferred:
Experience:
2-3 years of customer service or related experience is preferred.
Physical & Cognitive Requirements:
Ability to lift, push, and pull up to 40 pounds.
If the position may involve driving for company business:
Must possess a valid driver's license and have an acceptable motor vehicle record with the company insurance carrier. Must have reliable transportation and the ability to be insurable at standard rates for driving.
Proof of personal auto liability insurance is required when using vehicles for company business. Candidates will be required to successfully complete a background investigation and drug screening.
