We are seeking a highly skilled Residential Project Manager to join our team at I-Grace. As a key member of our Commissioned Private Residences Group, you will be responsible for overseeing projects and personnel from the initial estimating phase through project close out and post-construction support.
Key Responsibilities- Client Relations
- Develop and maintain strong relationships with clients to ensure their satisfaction and needs are met.
- Project Oversight
- Review bid documents to establish a thorough understanding of the project scope and requirements.
- Interact with architects, designers, and subcontractors throughout the bid process.
- Prepare in-house scope outlines and review subcontractor bids to ensure they include the complete scope of work.
- Prepare proposal documents for review by senior management.
- Obtain final sign-off of bid proposal documents from senior management.
- Prepare final bid packages for distribution.
- Financial Management
- Ensure the financial health of projects under your control, including adherence to budget, informing clients of budget issues, and reviewing and signing off on subcontracts, purchase orders, and change orders.
- Track expenditures, cash flow, and payments.
- Schedule Management
- Maintain project schedules, including informing clients and architects of changes and obtaining necessary approvals.
- Oversee the project team to ensure adherence to the schedule.
- Conduct regular schedule reviews and confirm any impacts on budget.
- Quality Control
- Ensure a safe, clean, and hazard-free jobsite.
- Conduct regular site visits to ensure standards of quality are being met.
- Maintain good relationships with neighbors and building management (if applicable).
- Project Administration
- Ensure correct setup of new projects.
- Attend weekly job site meetings.
- Delegate duties to assistant project managers.
- Ensure proper upkeep of all logs and documentation.
- Review all outgoing correspondence related to assigned projects.
- Reporting and Close-Out
- Ensure completion of all required project reports.
- Ensure proper close-out of projects, including completion of all open items, owner's manual, and training of owner staff.
- Team Development
- Develop project personnel, including performance evaluations and career path.
- 5+ years of project management experience in luxury residential or retail construction and/or tenant improvement projects.
- Knowledge of Microsoft Office Suite, with advanced knowledge of Excel and Microsoft Project.
- Bachelor's degree in construction, architecture, or engineering preferred.
- Attention to detail, organized, and effective task manager.
- Excellent interpersonal, written, mathematical, and verbal communication skills.
Weekly compensation is commensurate with experience and could range from $70k to $150k annually.
Please note that this position is based out of Los Angeles, and all employees are required to be fully vaccinated against COVID-19 by their start date.
