This role as a 1099 Land Acquisition Specialist provides the chance to travel extensively throughout the state, engage with local landowners, and play a pivotal role in securing land for significant projects.
Key Responsibilities:- Extensive Travel: Engage in frequent travel (90%+) to various project sites, potentially spending multiple weeks on location.
- Relationship Management: Cultivate and maintain strong connections with landowners, ensuring they are informed and engaged throughout the process.
- Negotiation: Skillfully negotiate and finalize options, leases, and easement agreements with precision.
- Strategy Development: Formulate and execute right-of-way strategies with minimal oversight.
- Project Updates: Provide consistent updates on project status to the Land Solutions Manager.
- Industry Knowledge: Exhibit a comprehensive understanding of the industry, client objectives, and pertinent legal and regulatory considerations.
- Technology Utilization: Leverage Atwell's tools and technology to manage projects and facilitate effective communication.
- Research and Qualification: Conduct thorough research, verify parcel ownership, and adeptly address landowner concerns.
- Documentation: Ensure all agreements are executed accurately with proper documentation.
- Team Communication: Maintain clear and proactive communication with the Atwell team.
- Independent Contractor Status: Active LLC required.
- Real Estate License: Must possess an active real estate license in the state.
- Educational Background: Bachelor's degree or relevant experience preferred.
- Experience: Minimum of 5 years in land acquisition for renewable energy projects or related fields such as residential, commercial, telecommunications, or oil & gas.
- Skills: Strong negotiation, communication, and relationship-building abilities.
- Problem-Solving: Proficient in overcoming objections and navigating complex scenarios.
- Independence: Ability to work autonomously with minimal supervision in a dynamic environment.
- Transportation: Valid driver's license and reliable transportation required.
- Flexibility: Must be adaptable to changing work schedules and remote locations.
- This is a 1099 independent contractor position, not eligible for benefits.
- Travel expenses will be reimbursed according to company policy.
- Projects are statewide.
