- Collaborate with the on-site team of project managers to ensure cohesive operations.
- Oversee quality assurance for all trades, utilizing checklists and punch lists.
- Coordinate, schedule, and monitor all work from initial layout through to final commissioning.
- Review MEP shop drawings to identify potential conflicts and ensure compliance with installation guidelines.
- Lead weekly coordination meetings with all trades, including framing, electrical, plumbing, mechanical, and fire protection, as well as daily briefings.
- Engage in daily discussions with the Optima team and subcontractors.
- Participate in weekly knowledge-sharing sessions with the Optima team.
- Implement and enforce on-site safety protocols.
- Work with regulatory officials to facilitate inspections and approvals.
- Collaborate with architects and subcontractors to manage Requests for Information (RFIs).
- Maintain detailed logs and expedite processes effectively.
- Develop and finalize punch lists to ensure all work aligns with contract specifications and that client modifications are integrated as scheduled.
- Oversee equipment startups, commissioning, and the creation of 'as-built' drawings for all MEP systems.
- A minimum of 5 years of experience managing MEP trades.
- A four-year degree in a relevant field is preferred.
- Experience managing a project valued at $25M or more from inception to completion.
- Experience in mid- to high-rise fast-track residential construction is essential.
- General understanding of building and mechanical codes, along with knowledge of all framing, structural, mechanical, electrical, plumbing, and low voltage systems.
- Basic familiarity with Lean Construction methodologies.
- Proficient in Microsoft Office Suite and Project Management software.
- Experience with Procore is advantageous.
- Highly organized and detail-oriented.
- Strong communication skills, with the ability to guide and direct skilled trades personnel.
