Key Responsibilities- Documentation Review and Organization: Review, organize, and maintain documentation related to Alteration Type II, Alteration Type 1, and New Building applications to ensure compliance with NYC Building Code, Multiple Dwelling Law, and Zoning Resolution.
- City Agency Coordination: Develop and maintain relationships with city agencies, including the Department of Buildings, Landmarks, FDNY, DOT, and HPD, to ensure timely and accurate filings.
- Filing and Approval Strategies: Create, communicate, and execute filing and approval strategies with clients and colleagues to ensure successful project outcomes.
- Professional Communication: Maintain a professional demeanor when interacting with design professionals and Department of Buildings personnel.
- Project Tracking and Coordination: Track and coordinate multiple active Alt-1, New Building projects, and review for approvals and disapprovals for Final Certificate of Occupancies and Plan Exam appointments.
- Code Reviews and Troubleshooting: Perform in-house code reviews, Zoning studies, and troubleshoot projects through resolution.
- Architectural and Engineering Drawing Interpretation: Demonstrate knowledge of reading and interpreting architectural and engineering drawings.
- Alteration Type I and New Building Filings: Manage Alteration type I and New Building filings to obtain Final Certificate of Occupancy, including closing out open applications, dismissing violations, attending Construction inspections, filing PAA - Post Approval Amendments, and all steps involved in obtaining Final CofO.
- DOB Appointments: Attend DOB appointments online or in person for New Buildings and Alt I filings.
- Department of Buildings Filing System: Ability to enforce and use the Department of Buildings filing system and procedures daily.
- Technical and Interpersonal Skills: Strong technical, interpersonal, written, and oral communication skills.
- AutoCAD and Drafting Experience: AutoCAD and drafting experience.
- Education and Experience: Bachelor's Degree in Architecture or Engineering, and 4 years of experience.
- Time Management and Computer Skills: Ability to prioritize and utilize time management, and excellent computer skills, including a high degree of proficiency in Microsoft Word, Excel, Outlook, and PowerPoint.
